**Responsibilities**:
**1) Retail Tenant Management**:

- Conduct routine inspections to ensure tenants maintain proper housekeeping standards without encroaching onto common areas.
- Serve as the primary contact for retail tenants located on Levels B1 and L1.
- Address tenants' daily operational needs, gather feedback, and provide service recovery if necessary. This includes coordinating services such as floor trap and kitchen exhaust duct cleaning, monthly maintenance of Landlord FCU (Fan Coil Units) and managing repairs for leaks and changes to shopfront visuals.
- Facilitate the turnover process for office and retail tenants, which involves preparing handover and reinstatement letters, specifying Mechanical and Electrical (M&E) requirements for Tenancy Agreements, and calculating electricity deposits. Collect fitting-out deposits, utility deposits, etc., and ensure tenants adhere to renovation guidelines. Verify that tenant’s complete renovation or reinstatement work and submit as-built drawings before releasing renovation deposits.

**2) Retail Tenancy Design & Renovation Coordination**:

- Coordinate tenant fitting-out activities, including providing design briefs and renovation/reinstatement briefings to contractors. Manage the reinstatement process for mall tenants, collaborating with internal departments on pre-inspections. Ensure all necessary tenancy requirements and regulatory approvals, such as Fire Safety Certificates (FSC) and Singapore Food Agency (SFA) licenses, are obtained before tenants commence trading.

**3) **Building Management**:

- Supervise term contracts for refuse removal (5 refuse compactors for retail/office/hotel), cleaning services (retail/office), and scenting services (retail/office). Prepare Written Justifications and SAP POs for operational expenses, certify monthly payments, renew contracts, and set up SAP outline Agreements and POs before contract expiration.
- Manage and update food directory images and tenants' way-finding signages for RCSC. Follow DOA requirements for Written Justifications and SAP POs.
- Provide NEA with annual waste disposal data and maintain correspondence throughout the year. Monitor relevant daily checklists and itell reports, ensuring timely follow-up on outstanding matters.

**4) Other Responsibilities**:

- Provide coverage for other mall tenancy functions when colleagues are absent. Perform additional duties as assigned periodically.

**Requirements**:

- Possess a degree in Engineering (Mechanical/Electrical), Real Estate, Facilities, Building, or Estate Management.
- Demonstrate proactive initiative, strong leadership abilities, and effective interpersonal skills.
- Capable of efficiently handling tasks within tight deadlines, resourceful in problem-solving, and systematic in approach.
- Display good communication skills.
- Willing to work beyond regular operating hours when necessary.
- Open to learning and receptive to potential lateral moves across asset classes in the future, as dictated by business requirements.
