Real Estate Strategy and Portfolio Manager

We're looking for a forward thinking and analytical Real Estate Professional to come and join us. You'll be responsible for supporting the Workplace team in making Portfolio decisions based on real time data and trends in the markets we operate in across the globe. You will be reporting directly to the Head of Global Workplace as part of the Workplace leadership team.

**Your mission**:
**Real estate/Portfolio**

Manage lease transactions, including direct leases, subleases and serviced office agreements in partnership with our Real Estate service provider.

Taking holistic view on end-to-end real estate lifecycle and recommend what route to take with data backing the decision in the market.

Perform reviews and analysis of all lease documents and transactions.

Monitor and track upcoming critical dates, lease expirations, rent payment schedules, and other obligations associated with our property leases.

Partner with internal and external Legal and other cross-functional teams on the review of real estate transactions.

Use technology to improve our decision making using analytics and data.

**Budgets and data analysis**

Gather and analyse a variety of workplace data and metrics, e.g. headcount forecasts and use these findings to provide reports and deliver insights.

Develop detailed business cases for real estate decisions and to support business growth and rightsize the portfolio.

Build financial models to compare CAPEX and OPEX impacts (including buy vs. lease) of different scenarios and partner closely with the FP&A Team.

Perform space utilisation analysis to inform future needs and opportunities for efficiencies; determine impact of space use on future plans in our evolving and iterative hybrid and agile environment.

**Communication and change**

You will be an excellent communicator. The role requires frequent interactions with many levels of stakeholders at Wise, including senior leadership

Comfortable in presenting findings to leadership by way of presentations and/or other software tools.

**Other**

Help us to execute and deliver on the workplace of the future. You will be a key member of the Workplace leadership team and be a strategic thinker.

Support the project team where required and not be scared in jumping in and help delivering projects where required.

**A bit about you**:

- Demonstrable experience in Global Real Estate delivery for fast paced organisations
- Have worked and delivered internationally for more than 8 years and have managed a team across multiple countries
- Detail oriented and analytical
- Ability to manage a range of different stakeholders whilst being patient and persistent
- Fluent in English, both verbal and written

- Demonstrable financial and data literacy experience including budget management.
- Excellent interpersonal and networking skills.
- Strong verbal and written communication skills, including presenting and storytelling.
- Great organisation, multitasking and problem-solving skills.
- Continuous improvement mindset, with the ability to think 'big picture'.
- Strong Leadership and influencing skills

**Some extra skills that would be awesome**
- Proficiency in excel, google suite and slack software tools.
- Experience in leading Workplace strategic shifts and managing the change cycle

**Salary**: 11,830 SGD -13,040 SGD -14,250 SGD
