Singapore AEW ASIA PTE. LTD. Full time

The Company is seeking a Fund Controller in its Singapore office reporting to the Head of Fund Operations, this position will play a key role in managing an open-end fund investing in real estate.

**Responsibilities**:

- Maintain and improve SOP’s, incorporate and administer legal entities, capital calls, cash management & financial reporting for an open-end fund product.
- Grow and supervise a small team of accounting associates to provide financial, tax and investor reporting.
- Review monthly property activity reports relative to property budgets and operating data, and review reconciliations of investment general ledger to legal entity financial statements.
- Work with Asset Managers to prepare the quarterly investment level debt compliance requirements.
- Work with the Portfolio Manager on the oversight of fund liquidity, currency management and budgeting.
- Work with the Portfolio Manager and Asset Managers to maintain fund level cash flow model.
- Maintain strong relationships with external service providers including Fund Administrators, Audit, Tax, Bankers and Hedging specialists.
- Manage the preparation and dissemination of portfolio financial information to clients, Portfolio Managers, Asset Managers, Consultants, and Investor Relations Group.
- Work closely with Portfolio Manager, Head of Asia Research and Investor Relations Group in the preparation and distribution of quarterly and annual reports.
- Lead financial and tax due diligence associated with new investments, as well as with the financial analysis around other transactions such as dispositions, refinancing, etc.
- Responsible for the maintenance and updating of accounting policies and procedures for the fund
- Overseeing IFRS, ANREV and AIFMD reporting for the Fund.
- Manages and coordinates several group-wide projects throughout the year pertaining to the Fund

**Requirements/Qualifications**
- Minimum 10 years of international real estate or private equity accounting experience.
- 5+ years of experience in managing and leading a team of accountants.
- Experience with an open-ended Fund is a plus.
- ACCA/CPA/ISCPA certification.
- CFA a plus.
- Strong knowledge and experience in the full life-cycle of a real estate fund from structuring and establishment, fund investments, through to long-term strategy.
- Extensive experience in tax planning for cross border transactions and due diligence of real estate transactions.
- Experience with Luxembourg structures and financial accounting and operations in the real estate asset class is a must.
- Financial Modelling experience (e.g. Discounted Cash Flow Valuation, Internal Rate of Return, Time Weighted Rate of Return, Equity Multipliers, Weighted Average Cost of Capital and etc).
- Proven analytical and problem-solving abilities.
- Strong interpersonal skills.
- Self-starter with ability to work well in a team environment.
- Strong communications skills, both oral and written.
