Responsibilities:

  1. Planned Preventive Maintenance (PPM):

  2. Develop and implement PPM schedules for ACMV systems.

  3. Ensure compliance with manufacturers' guidelines, safety standards, and regulatory requirements.
  4. Inspect and service chillers, cooling towers, pumps, air-handling units (AHUs), fan coil units (FCUs), ventilation fans, and duct systems, etc
  5. Monitor and maintain ACMV control systems.
  6. Manage the calibration of temperature sensors, humidity sensors, and pressure gauges.

  7. Maintain records of maintenance activities, equipment logs, and service reports.

  8. Emergency Response/Corrective Maintenance:

  9. Develop and maintain contingency plans for system breakdowns or emergencies.

  10. Provide 24/7 technical support during critical issues, such as chiller breakdowns or BMS malfunctions.
  11. Diagnose and resolve faults or malfunctions in HVAC systems.
  12. Perform repairs on compressors, condensers, motors, pumps, and electrical components.
  13. Work closely with contractors or vendors when complex repairs are needed.

  14. Prepare detailed Incident reports for maintenance issues.

  15. Spare Parts & Inventory Management:

  16. Manage inventory of spare parts, consumables, and tools.

  17. Coordinate with procurement for replenishing parts based on maintenance needs.

  18. Track equipment warranties and service contracts.

  19. Coordination

  20. Engage with building managers and tenants to address ACMV requirements.

  21. Participate in site audits and inspections, ensuring quality and timeliness of maintenance work.

  22. Supervise on-site technicians, ensuring adherence to safety protocols and maintenance standards.

  23. Compliance & Safety:

  24. Ensure all maintenance activities adhere to workplace safety and environmental standards.

  25. Conduct regular risk assessments and ensure compliance with local regulatory requirements
  26. Organize safety drills and routine inspections for emergency equipment like smoke extraction fans and pressurization systems.
  27. Ensure compliance with regulatory documentation, such as safety certifications and inspection records

Requirements:

  • Diploma in Mechanical Engineering, Building Services, or equivalent.
  • At least 1 year experience in ACMV system maintenance (e.g., chillers, AHUs, BMS).
  • Knowledge of energy management and HVAC controls.
  • Certification in workplace safety will be preferred
  • Proficient in troubleshooting tools and preventive maintenance software.
  • Ability to interpret engineering drawings and technical manuals.
  • Good communication and coordination skills for client and vendor management
