  • Plan, execute, monitor and supervise the maintenance and operation of M&E systems, building services assigned. Ensure proper operation of the systems & equipment and compliance with industry code of practices and government regulations.
  • Work with contracts & procurement team in the procurement/renewal of maintenance contracts for the M&E systems. Ensure appointed vendors perform the routine maintenance and required repair works in accordance to the scope of works and requirements.
  • Prepare scope of works and requirements, conducts invitation for tenders/ request for proposals, for planned capex works and required adhoc repair works. Plan and execute approved capex and adhoc repair works till completion.
  • Carry out defect management/ rectification, testing and commissioning with relevant stakeholders and contractors.
  • Prepare annual budgets for operating expenditures and capital expenditures for improvement works.
  • Supervise and manage engineering term contractors (Technicians, ACMV, Electrical, ELVS, P&S, Lifts & escalators, BMUs, etc.). To ensure that all term contractors deliver the contractual level of service standard.
  • Supervise Engineering Executives and a group of technicians.
  • Provide technical inputs to Leasing and FM Manager on tenants fit-out works and operation requirements.
  • Collate data (e.g. breakdown/ downtime) on M&E equipment, analyse the performance of the equipment and provide proposal on appropriate resolutions/improvement works to prolong lifespan of the equipment.
  • Implement and manage energy, water efficiency and relevant sustainability measures.
  • Continuously provide input on good practices and design guidelines for future new developments.
  • Ensure timely renewal of government licences, eg. Lifts' permit to operate, EMA licensing, structural inspection etc.
  • Attend to requests/ feedback from tenants, customers and any other duties assigned

Requirements

  • Degree or Diploma in Mechanical and/or Electrical Engineering with at least 5 years (degree holder) or 8 years (diploma holder) of building management, maintenance and operation of M&E systems and equipment work experience in real estate or related industries.
  • With at least 5 years of supervisory experience;
  • Familiar with the building industry and maintenance standards such as the Singapore code of practices, Singapore Standards, Green Mark requirements.
  • Candidates with experience working with building owners and grade A commercial development or retail mall preferred.
  • Candidates with Senior Fire Safety Manager certification will be an advantage.
