About the Role

We are seeking an experienced and driven real estate professional to join our team as a Senior Manager / Manager, Asset Enhancement Initiatives (AEI). This role is pivotal in driving the value creation of our commercial and mixed-use portfolio through strategic enhancement, repositioning, and redevelopment projects. You will work closely with asset management, project, leasing, and operations teams to deliver initiatives that improve asset performance, increase rental yield, and elevate tenant and customer experience.

Key Responsibilities

Strategic Planning & Project Leadership

  • Lead the end-to-end planning, execution, and delivery of AEI projects across office, retail, and mixed-use assets.
  • Develop enhancement strategies to improve asset positioning, rental performance, sustainability, and user experience.
  • Conduct feasibility studies, cost-benefit analyses, and ROI assessments for proposed initiatives.
  • Work with senior leadership to identify medium- to long-term asset enhancement opportunities within the portfolio.

Design, Planning & Execution

  • Oversee concept development, space reconfiguration, and layout optimization to maximise leasable area and tenant mix.
  • Partner with design, construction, and project management teams to ensure AEIs are delivered on time, within budget, and in line with quality standards.
  • Integrate sustainability, smart building solutions, and ESG considerations into all enhancement projects.

Stakeholder & Tenant Engagement

  • Collaborate closely with asset managers, leasing, and marketing teams to align AEI outcomes with business goals.
  • Engage with key tenants and partners to understand requirements, manage expectations, and ensure minimal disruption during works.
  • Present project proposals, progress reports, and post-project evaluations to management and investment committees.

Market & Portfolio Insights

  • Monitor market trends, emerging design concepts, and competitive developments to inform AEI strategies.
  • Benchmark asset performance and propose initiatives to maintain or enhance competitiveness and value.

Requirements

  • Bachelor's degree in Real Estate, Architecture, Building, Engineering, or related disciplines.
  • Minimum 8 years of relevant experience in asset enhancement, project management, property development, or asset management within commercial real estate.
  • Proven track record in delivering AEI projects that improved asset value, rental returns, or market positioning.
  • Strong business acumen with the ability to conduct feasibility studies and develop investment justifications.
  • Excellent stakeholder management, communication, and presentation skills.
  • Good understanding of sustainability, smart building technologies, and market trends in office and retail real estate.
