**Mets ton expertise à contribution au sein d’une industrie en transformation**

En poste dans notre bureau de Singapour, tu intègreras une équipe dynamique, en pleine expansion et hautement performante. Tu travailleras étroitement avec l'équipe des investissements à mettre en œuvre et exécuter les stratégies d’investissement de la Société dans la région, à la fois par les partenariats déjà établis et par la création de nouveaux. Tu seras la personne-ressource pour la préparation et l’évaluation préliminaire des transactions immobilières. Tu participeras également activement au suivi du plan d’affaires et au respect des budgets de chacun des actifs acquis jusqu’à leur disposition. Finalement, tu assureras une liaison régulière avec les partenaires, gestionnaires et autres intervenants. Voici tes principales responsabilités:

- Assister l'équipe des Investissements dans l' analyse des occasions d’investissement ayant trait à l’immobilier;
- Créer, réviser et analyser les modèles financiers pour les acquisitions, les dispositions et l’analyse des possibilités de vente ou de rétention;
- Faire l’analyse des données financières et du marché pour aider à établir les rendements prévisibles des nouvelles acquisitions et des investissements acquis;
- Contribuer à l’identification des risques possibles pour chaque nouvelle transaction;
- Contribuer au processus de vérification préalable des projets d’acquisition et assurer le suivi des rapports externes;
- Réviser les différents documents liés aux transactions et ajuster en conséquence les analyses préliminaires afin d’avoir un portrait à jour du rendement des transactions (contrats, baux, analyses financières, etc.);
- Travailler de concert avec les partenaires et collaborateurs externes pour effectuer les analyses des budgets d’opérations, des états financiers des projets potentiels d’investissements sélectionnés et les structures de partenariat envisagées;
- Faire un travail de recherche, de synthèse et d’analyse du marché de l’immobilier par type d’actifs et par emplacement géographique pour le marché et les classes d’actifs cibles;
- Rédiger les sommaires de transactions et faire le lien avec les différents services concernés;
- Préparer les propositions d’investissement ou de dispositions pour le conseil d’administration d’Ivanhoé Cambridge, de la Caisse de dépôt et placement du Québec, et les différents comités de la Société;
- Maintenir et partager avec les autres membres de l’équipe une connaissance générale des différents marchés ciblés par le portefeuille;
- Faire l’analyse et le suivi des valeurs marchandes dans le secteur de l’immobilier et des investissements;
- Assister l’équipe avec la gestion des actifs de façon à maximiser les rendements et à s’assurer que les projets respectent les mesures de gouvernance et les conventions qui régissent les investissements;
- Contribuer à l’analyse des rapports financiers et de gestion mensuels et trimestriels en regard des pro formas d’acquisition et budgets approuvés, et commenter, présenter et porter à l’attention des différentes parties prenantes des questions relatives aux opérations de la propriété et/ou du partenariat ;
- Produire sur demande une analyse des éléments ayant un impact sur les actifs existants et les investissements futurs potentiels.
