MacDonald and Company are supporting a fast-growing & innovative Real Estate Investment Trust with a focus on industrial assets across the Asia Region.

Following continued success, this organization is searching for several Assistant Leasing Managers to join their team on a full-time basis and join their ambitious team in Singapore.

Responsibilities in this role include but are not limited to:

- Implement effective marketing efforts to maximize rental and occupancy for the portfolio.
- Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy, which will form part of the Annual Marketing Plan
- Secure new tenants by identifying potential leads through networking/contacts and to convert the leads to deals.
- Respond to RFPs and see how we can improve our chances of securing the RFPs
- Renew and/or grow existing tenants to retain occupancy with positive rental reversions, taking into consideration the plans for the overall portfolio
- All deals to be at the approved rental rates and terms to the interests of the Trust
- Think out of the box to source and manage leasing pipelines to convert leads to deals
- Identify and maximize all existing and potential sources of income from the assigned portfolio, to review areas for new sources of revenue and to keep our rates market
- Increase portfolio occupancy by networking with real estate professions, extend reach of the market through various marketing media
- Establish, maintain and strengthen business relationship with tenants and in turn develop deeper understanding of tenants’ needs, future plans and internal decision-making process regarding to their space requirements to ensure that we are our tenants’ first mind recall for any expansion needs, etc.
- Assist to prepare leasing reports and other ad hoc reports required for management reporting
- Prepare budgeting and forecasting
- Ensure compliance with both internal and regulatory guidelines and obligations of the Trust, all authorities, lease covenants, etc.
- Provide feedback on the proposed AEI / redevelopment works to enhance and/or reposition properties to improve the marketability and revenue stream of these properties.
- Assist in feasibility studies, negotiation with prospects on commercial terms and managing the various stakeholders
- Any ad-hoc tasks that may be assigned from time to time

To be the right fit for this team, you must be self-motivated, ambitious and capable of managing multiple projects at one time.

Other requirements include but are not limited to:

- Diploma or higher with a focus on Real Estate or other related discipline
- Attention to details, prioritization skills and time management.
- Able to multi-task and keep track of priorities.
- Detail-oriented, analytical and computer literate with proficiency in Word, PowerPoint, Excel, Outlook, etc
- Excellent internal and external customer service
- Reliable with excellent verbal communication skills.
- Preference for relevant experience in leasing of industrial properties
