**Responsibilities**:
You will be supporting the CapitaLand Real Estate Debt Opportunities (“CREDO”) of CapitaLand Fund Management Pte Ltd (“CLFM”) and report to Managing Director, Private Funds.

Specifically, as a member of the deal team, this individual’s responsibilities will include:

- Sourcing real estate debt opportunities in mainland China and HK
- Leading oversight of borrowers, JV operating partners, leasing teams and third
- party property managers
- Conducting property visits and, as applicable, participate in leasing & management update meetings
- Leading the investment team in all aspects of detailed underwriting and analysis across all property types (office, industrial, residential, retail and hospitality) and product types (Holdco loans, mezzanine loans, subordinated secured debt, real estate-related corporate bonds, hybrid capital)
- In-charge of investment committee approvals and managing team for creating investment committee memorandum as necessary
- Managing the investment team in structuring, documenting and closing transactions
- Reviewing budgets, business plans, quarterly asset management reports and maintain credit files
- Identifying investment opportunities for other real estate strategies at Company

**Requirements**:

- Bachelor(s) degree in business, finance or economics from a top university. Real estate concentration or coursework a plus.
- A minimum 5-7 years of commercial real estate investment and underwriting experience
- Prior employment at a private equity firm or a leading investment bank
- Demonstrated competency in all functions described above - High proficiency in analytics including excel and advanced financial modelling
- Proven ability to multi-task, understand and grasp new structures and concepts quickly
- Very organized and excellent time management skills
- Eagerness to work hard in a team environment
- Solution oriented with a demonstrated ability to think strategically and add value
- Strong written and verbal communication skills in English, Mandarin and optionally Cantonese
- An aptitude for situational assessment and negotiation with counterparties
