The Role
We are looking for a highly motivated Manager, Global Transaction Services - Finance based out of our Singapore office. In this role, you will report to the Director, Global Transaction Services - Financ e and will work closely and collaboratively with the Global Transaction Services team based in our Head Office in Toronto. You will be responsible for supporting the execution of a variety of Asia Pacific real estate transactions; you will gain a full understanding of the entire transaction process including financial accounting and reporting and financing. You will be a key member of an engaged, high-reaching team—part of a world-class, winning culture that prioritizes people development and focuses on long-term growth. As a member of this team, you will be responsible for assisting the team to:
Global Transaction Support - Region Offices
Review transaction documents and agreements;
Monitor deal pipeline and manage liquidity forecast - reporting to team in Toronto;
Review sources and uses, prorations and settlement statements;
Assist with coordination of funding deposits and closing (working collaboratively with the Global Treasury team); and
Provide advice on technical accounting issues.
Financial Accounting & Reporting
Support the accounting teams with the onboarding of new acquisitions including:
assessing reporting requirements (financial and non-financial);
coordination of third-party reporting including onboarding of new service providers (property manager, partner, if applicable);
accounting system setup;
budgeting and forecasting from review of underwriting models;
review and/or preparation of statement of adjustments, prorations or completion accounts; and
prepare/review opening balance sheet entries.
Support the accounting team with dispositions including accounting entries and analysis (e.g., statement of adjustments, data room material);
Assist with the initial budget set up as required;
Preparation of transaction summary and accounting memos including technical analysis and documentation of accounting issues to ensure appropriate accounting treatment for acquisitions and dispositions; and
Preparation of pro forma financial statements.
**Real Estate Finance**:
Support the Asia Pacific Investment team by reviewing/inputting leverage assumptions for prospective transactions including LTV, interest rates, prepayment penalties (if disposition), financing costs and Debt MTM; and
Support the Real Estate and Capital Markets and Financial reporting team on debt compliance.
Process Innovation and Controls
Establish and develop efficient transaction processes and working with other Oxford teams to leverage these processes across the wider portfolio where applicable;
Participate in special projects with a focus on continuous improvement, process automation to improve efficiencies in day to day responsibilities and people and culture initiatives; and
Ensure compliance with Oxford’s processes and controls.
