As the Head of Real Estate at Topgolf, you will play a pivotal role in overseeing the development of real estate locations from initiation through completion in the Southeast Asia market, with a primary focus on Singapore. You will report to the Vice President of Real Estate, Design and Development (VP of REDD). Your responsibilities will encompass site selection, negotiation, partnership building, legal coordination, budgeting, and team management.

This role is integral to the growth and expansion of the brand in the dynamic Southeast Asia market, in particular to Singapore as a strategic hub.

HOW YOU’LL DO IT:
Real Estate Development Management:
Lead and manage the entire real estate development process, ensuring successful project initiation, planning, execution, and completion.

Research, develop and implement strategies for site selection and acquisition, considering market trends, demographics, and business objectives. Strategic Partner/Government Relations:
Cultivate and nurture strong relationships with Singaporean landowners, government authorities, and other stakeholders to facilitate smooth real estate transactions.

Collaborating with authorities for a site in Singapore (i.e. EDB, STB, URA, MTI, SLA, etc.)

Collaborate with third-party brokers, developers, and independent research consultants to identify potential sites and partnerships.

Site Location Research & Strategy:
Actively participate in the formulation and execution of site location strategies, including population mapping and market analysis.

Identify and evaluate potential sites to align with the company's growth objectives. Pipeline Development:
Proactively build and maintain a robust pipeline of potential sites through engaging discussions and presentations to developers and landowners.

Cross-functional Collaboration:
Work closely with design, construction, and operational teams to assess the suitability of potential sites and ensure a seamless integration into the brand.

Manage project timelines and demonstrate ownership throughout the transaction process.

Financial Management:
Prepare budgets and financial projections for real estate projects.

Ability to execute a reverse built to suit (BTS) transaction.

Transaction Management:
Lead the team, providing guidance, mentoring, and support to ensure their success in achieving departmental goals.

Negotiation and structuring

Collaborating with external consultants like legal and tax consultant to structure and draft legal documents.

WHAT WE’RE LOOKING FOR / KEY ATTRIBUTES:
Bachelor’s degree or equivalent, preferably with a concentration in real estate or finance.

Minimum ten (10) years of experience in real estate transactions, with a strong background in business development, M&A, investment, and leasing.

Experience in the real estate, retail or hospitality sector is a significant advantage.

Record of working with Singapore government authorities will be an advantage.

Proficiency in Microsoft Excel for financial modeling and PowerPoint for presentations.

Effective communication skills in English.

Proven track record in real estate development and site identification in Southeast Asia and in particular Singapore

Energetic, independent, resourceful, and proactive with strong decision-making abilities.

A team player with the capacity to work collaboratively across diverse cultures.

Demonstrated negotiation skills and numeracy.

Excellent written and oral interpersonal skills to provide clear guidance to team members.
