**The Role
This position will be assisting to lead and manage the leasing team to maximise occupancy for the properties.

**Responsibilities**:

- Formulating, implementing marketing strategies and plans for the leased and sale of properties.
- Conduct market surveys on pricing and recommend appropriate strategies to management.
- Assess the needs, plans and oversee advertising and promotion programs for properties.
- Provide quality and timely tenancy service to the tenants, occupants and purchasers.
- Monitor the outstanding accounts on a weekly basis, process and recover rental arrears.
- Lead a team of executives to lease out properties and to improve on yields of the properties.
- To carry out internal valuation of various properties managed by the company and to deal with IRAS on property tax matters including timely filing of vacancy claims and appeal on annual values.
- Management of tenancies maintaining optimal rental return for properties.
- Conduct feasibility studies on sales and purchase of properties.
- Liaise and establish strong networks with real estate agents.
- Liaise with Solicitors on tenancy matters.
- Possess good knowledge of retail/office/residential property markets.
- Perform daily operations of tenancy services in retail/office/residential properties.
- Ensure proper management of properties.
- Conduct inspections and submit reports and recommendations on properties.
- Carry out building inspections, identify building defects.
- Supervise maintenance and improvement works.
- Provide quality and timely services to the tenants and occupants.
- Ensure handover and return of leased properties and prepare inventory and discrepancy list. Assess residual values of furniture/partitions left by outgoing tenants.
- Manage, prepare and plan A&A and documentation including supervision progress of work.
- Assist in monitoring the outstanding accounts on a weekly basis, process and recovery of rental arrears, re-enter premises of defaulters.
- Conduct regular inspections of units for any illegal and or unauthorised usage.
- Check with MSCT/ Consultants on behalf of tenants for alteration work and liaise and work closely with tenants/contractors to ensure satisfaction of work involving structural, mechanical or electrical alterations are carried out satisfactorily.

**Job Requirements**
- Degree/ Diploma in Business/ Real Estate or related field.
- 5 years of relevant experience in a similar industry.
- Sound understanding of the real estate industry with an extensive network of contacts.
- Strong presentation, negotiation and effective interpersonal skills.
- Must be able to work independently, be self-motivated and a team player.
- Possess pleasant personality.
