We’re seeking a proactive Operations Manager to resolve operational challenges and drive excellence in residential and commercial projects.
**Job Summary**
The Operations Manager will oversee field operations, optimize resources, and ensure projects are delivered on time, within budget, and to client satisfaction. This role requires hands-on leadership to address poor scheduling, worker deployment, documentation, customer service, execution, order-following, and communication, upholding our pride in the King of Landed Homes - in painting & waterproofing.
**Key Responsibilities**
- **Scheduling & Planning**: Develop and maintain precise project schedules using MS Project or Excel, addressing poor planning by forecasting delays (e.g., weather, supply issues) and ensuring HDB/commercial timelines are met.
- **Worker Deployment**: Optimize manpower allocation (e.g., 6-8 workers and completion within 4 weeks for commercial projects) based on skills and project needs, resolving poor deployment through daily workforce reviews and absenteeism management.
- **Documentation**: Implement robust systems (e.g., digital logs, templates) to track project timelines, tasks, and milestones, fixing poor documentation with audit-ready records for BCA/MOM/SCDF compliance.
- **Customer Service**: Enhance client relations by leading proactive communication, attending HDB/commercial briefings, and resolving issues swiftly to improve poor customer service.
- **Communication**: Establish clear channels (e.g., daily briefings, WhatsApp groups) and detailed MS Project schedule to improve poor communication among teams, subcontractors, and clients, ensuring alignment on project goals.
- **Site Management**: Oversee daily operations for residential and commercial projects, ensuring compliance with BCA, MOM, and SCDF standards via regular inspections.
- **Material Planning**: Forecast needs for materials (e.g., Paints & Waterproofing Membranes & other miscellaneous materials) and tools, coordinating with Quantity Surveyors for timely delivery and mínimal wastage (e.g., 10% markup).
- **Procurement & Inventory**: Manage requisitions and monitor usage to support Primecoat’s low-cost model.
- **Cost Efficiency**: Drive process improvements (e.g., optimized painting workflows) to cut costs and timelines, addressing operational inefficiencies.
- **Leadership**: Mentor supervisors & coordinators and conduct toolbox talks on safety, HDB/commercial standards, and techniques, fostering accountability and instruction adherence.
- **Compliance**: Ensure adherence to BCA, MOM, and SCDF regulations, maintaining documentation for audits.
- **Crisis Management**: Troubleshoot issues (e.g., waterproofing failures, client disputes) with contingency plans for disruptions.
- **Subcontractor Oversight**: Monitor subcontractors for quality and timeliness, enforcing Primecoat’s standards.
- **Performance Analysis**: Track KPIs (e.g., 95% on-time delivery, 10% cost savings, 4.5/5 client satisfaction) and provide insights to resolve operational challenges.
**Qualifications & Experience**
- Bachelor’s degree in Construction Management, Civil Engineering, or equivalent (or relevant experience).
- 5-7 years in painting & waterproofing/construction operations, with 3+ years in a supervisory role, including residential and commercial painting/waterproofing projects.
- Proven skills in scheduling (e.g., MS Project, Excel), documentation, and CRM systems for customer relations.
- Expertise in painting/waterproofing materials (e.g., Nippon paints, Davco K11 Flex) and BCA/MOM/SCDF compliance.
- BizSAFE Level 3 or 4 certification preferred.
- Strong leadership, communication, and stakeholder management skills to address operational challenges.
**Key Competencies**
- Expertise in resolving scheduling, deployment, and documentation issues.
- Strong customer service and communication skills for residential/commercial clients.
- Ability to ensure instruction adherence and execution quality.
- Cost-conscious with a focus on efficiency and client satisfaction.
**Reporting Structure**
Reports to: Managing Director.
Supervises: Site Supervisors, Painters, Waterproofing Specialists, and Subcontractors.
Coordinate along with: Sales Representatives and Operations Executive.
**Salary & Benefits**
- **Base Salary**: SGD 4,000-10,000/month, based on experience.
