- 3 minutes agoWe are currently working with a renowned REIT with strong expansion growth strategy regionally to bring in a talented Property Manager / Senior Manager who is dependable and possesses a technical and commercial mindset to support a portfolio of industrial real estate assets in Singapore. **Key Responsibilities**:

- Understand contractual obligations of term contractors: scope of works, schedule, number of workers, KPIs, safety procedures, and non-compliance measures.
- Provide feedback to Contract & Procurement for contract specification improvements.
- Track contractors' performance and report to C&P for necessary actions.
- Familiarize with staff's inspection routine, such as spot checks on contractors and projects.
- Monitor stock inventory of spare parts for assigned properties.
- Establish a system to manage and control feedback/complaints, investigating recurring faults.
- Implement a system for preventive maintenance schedules of essential services.
- Maintain records of expenditure for each building and major compon

ents, cross-checking with the budget.
- Keep records of legislated works to be carried out, such as inspections and tests.
- Maintain essential contact numbers and be aware of available resources for emergencies.
- Keep records of maintenance complaints, downtime, and response time for analysis.
- Maintain high safety and maintenance standards.
- Conduct regular inspections of properties with building OIC to identify discrepancies.
- Conduct regular safety briefings for site staff and contractors.
- Ensure proper attire and equipment for contractors and site staff to prevent accidents.
- Raise maintenance issues to Asset managers with recommended solutions.
- Update progress of CAPEX works and escalate delays to management.
- Verify accuracy of purchase order claims by Term Contractors and take corrective action if necessary.
- Lead and train the team, encouraging upskilling.
- Familiarize with ISO and WSHA standards for potential audits.
- Close work order accounts at FY end.
- Encourage two-way feedback and communication channels with OIC, Cluster managers, and management.
- Perform assigned tasks as needed.

**Key Requirements**:

- At least 5-8 years of experience in Industrial Property Management
- Possesses good knowledge of M&E and Property Management
- Hold a professional degree relevant to the role or possess equivalent experience in related industry sectors.
- Have in-depth experience in managing multi-properties portfolio
- Capable of establishing strong working relationships with key stakeholders at all organizational levels.
- Proficient in planning and creating appropriate documents, reports, and design processes tailored to the needs of the intended recipients.
- Demonstrated ability to provide agile working, effectively manage schedules and programs, and prioritize workloads.
