Singapore VIVA LAND MANAGEMENT PTE. LTD. Full time

**1. **Position Summary**

This position will support in pursuing and evaluating business opportunities and the execution of asset management strategies on marketing and leasing, operational controls and revenue management to increase property income and maximize the portfolio valuation and the ROI on assets. In addition, he/she will assist the Asset Manager to oversee various projects timeline and plan to ensure major milestones are met.

The role will be split into Investment (50%) & Project / Asset Management (50%) (including investment and real-estate projects).

**2. **Responsibilities**

Investment (50%)
- Assist in property, economics and financial market research
- Prepare investment / divestment deal evaluation such as financial modelling and relevant due diligence
- Ensure acquisitions progress in a coordinated manner, keeping track of developments, important milestones and next steps.
- Prepare financial analysis, market study and board investment / divestment paper
- Conduct financial modelling for asset-level, portfolio and platform investments
- Assist with on-going performance monitoring and regular reporting or updates to on existing portfolio
- Maintain and manage the deal database

Asset Management (50%)
- Provide analysis of assets for the monthly variance report etc.
- Monthly and quarterly consolidation of data, exco report etc. for the commercial asset
- Produce periodic reports, which include annual asset plans, annual budgets and quarterly forecasts
- Develop scenario planning and work with asset manager to produce asset plans
- Assist asset manager to execute asset plans as well as development of asset enhancement initiatives (AEI), which include working closely with CMO, project managers, external consultants, and other service providers on project progress, estimated construction costs, monthly payments etc.
- Involvement in rebranding for assets, where relevant
- Assist in valuation process and procurement of property insurance

**3. **Qualifications**
- Degree in Business, Finance or Real Estate
- 1 to 3 years of relevant experience
- CFA qualification and real estate background is a plus
- Proficient in Microsoft Excel and / or other modelling tools
- Highly motivated, organized and team player individual

**4. **Experience**
- Experience in real estate is a plus
- Good understanding of valuations
- Good knowledge of financial modelling preferred
