Report to the Snr Operations Manager/ Operations Manager.

The staff is responsible for the supervision and management of the shopping mall’s operations, ie The Star Vista and MCST (collectively “Mall”) with a focus in tenant’s relations and tenancy works.

**Job Duties and Responsibilities**
- Assist/Support Reporting Manager to oversee the Operations of Mall and Management of MCST.
- Manage day-to-day operations and maintenance of the Mall with a focus in all tenancy matters.
- The primary contact for all Tenants for daily operations matters and manage the day-to-day operations and maintenance of all tenancy management matters eg enforcing houserules and Lease covenants.
- Manage and co-ordinate the handing and taking over of leasable areas as per contractual period and work with tenants/licensees on tenancy management including submission for review/approval & supervision of fitting out works, reinstatement, enforcement of rules & regulations under tenancy agreement, houserules, by-law and relevant code of practices and statutory acts eg fire safety regulation.
- Where assigned, support feasibility studies and asset enhancement initiatives, including reconfiguration of leasable spaces and mall improvement works.
- Where assigned, support other CMO departments, such as Leasing, Marcom, and Finance, to provide support for mall’s operations and activities, eg tenant management for leases & licences and provide feedback
- Supervise and manage assigned service providers to perform the preventive maintenance works as per contract and conduct routine inspections in respect of the building and grounds. including liaison and management of consultants and third-party contract services in accordance with the Contract requirements and take necessary actions, including documenting major/frequent breach of contracts or failure to perform and reporting to Management when deem fit.
- Assist to monitor and support Reporting Manager in areas concerning statutory compliance, emergencies, safety & security eg emergency programmes and procedures.
- Assist/Support Reporting Manager in the planning and execution of energy saving and waste management programme.
- Assist to oversee Mall AEI and relevant upgrading projects. Eg, Green Mark certification, Waste Management etc.
- Support/participate in the preparation of annual budget and periodic projections/updates, when assigned.
- Coordinate safety training and programme for Centre Management Team and Tenants.
- Act as the Duty Manager as and when assigned.
- Any other duties and responsibilities may be reasonably requested by your immediate supervisor/Centre Director from time to time.

**Requirements**:

- Minimum Degree/Diploma in Mechanical / Electrical Engineering, Building/Facilities Management or equivalent;
- At least 2 years work experience in managing operations, tenancy, facilities management, mechanical, electrical or engineering related in Retail Mall environment;
- Possess good Tenancy and Building knowledge with hands-on experience;
- Strong communication skills with the ability to coordinate with site team to execute work.
