**Role Overview**

The Manager of Projects plays a pivotal role in overseeing all building-related projects, ensuring the smooth execution of tenant fit-outs, asset enhancement initiatives (AEI), and space reconfigurations within the shopping centre. You will act as a key liaison among tenants, consultants, contractors, Takashimaya Department Store, MCST and the Superior landlord, ensuring alignment with regulatory standards, company objectives, and high-quality delivery. This role demands a strategic thinker with strong technical knowledge and stakeholder management skills.

**1. Project & Development Oversight**
- Manage the planning and executive of building-related projects, including tenancy fit-outs, reinstatements, reconfigurations, and AEI works.
- Feasible study of technical aspects including but not limited to M&E requirements for tenancy fitting-out, reconfiguration and AEI works
- Prepare tender documents for AEI and reconfiguration works
- Ensure projects are completed on time, within scope and budget, and to high-quality and safety standards.
- Oversee the preparation, review, and submission of technical documents to relevant authorities and the Superior Landlord.
- Oversee as-built drawings for tenancy fitting-out, reconfiguration and AEI works

**2. Stakeholder & Tenant Coordination**
- Act as the key liaison for tenants, consultants, Takashimaya Department Store, contractors, MCST and the Superior Landlord on project-related matters.
- Review and provide guidance on tenant design submissions, fit-out requirements, and reinstatement obligations.
- Ensure effective communication and alignment among all stakeholders.

**3. Regulatory Compliance & Authority Liaison**
- Ensure full compliance with all applicable statutory requirements (e.g., BCA, SCDF, URA etc).
- Manage all authority submissions, including layout plans, permits, and approvals.
- Keep abreast of regulatory updates and industry best practices; implement timely changes as needed.

**4. Asset Enhancement & Strategic Space Planning**
- Evaluate feasibility and propose strategic initiatives for mall reconfigurations and space optimisation in alignment with business and leasing goals.
- Collaborate with internal stakeholders on long-term asset development strategies.

**5. Sustainability & Environmental Stewardship**
- Lead initiatives to to improve the energy efficiency and environmental sustainability of the shopping centre's operations.

**6. Budgeting & Procurement**
- Develop and manage annual operating and capital expenditure (CAPEX) budgets.
- Ensure cost-effective project execution while adhering to governance and procurement policies.
- Oversee contractor and consultant selection processes, contract negotiation, and performance monitoring.

**7. Team Leadership & People Development**
- Lead a team, providing clear direction, performance oversight, and professional development.
- Offer hands-on guidance and coaching to enhance team capabilities and ensure high standards of work.

**Requirements**:

- Bachelor’s degree in Building, Mechanical or Electrical Engineering or a related field.
- Preferably with more than five (5) years of relevant working experience in retail property or shopping mall environments in Singapore
- Solid understanding of local building codes, authority submission processes, and statutory compliance frameworks.
- Proven experience in managing large-scale AEI, reconfiguration, and tenant coordination projects.
- Strong knowledge of building systems, including but not limited to HVAC, electrical, plumbing, fire safety, and security systems.
- Knowledge of green building standards and sustainability implementation (e.g., BCA Green Mark) is preferred.
- Proficiency in Microsoft Office; knowledge of AutoCAD or equivalent is advantageous.
- Project Management Professional (PMP) certification or similar credentials will be an asset.
