Maintenance Manager

Purpose of Job
You will lead a team in providing quality maintenance services and safety for the YWCA Fort Canning. You will be responsible for implementing continuous work improvements with the team to achieve efficiency and productivity. You will also plan preventive maintenance and adhere to industry and safety regulations. Additionally, you will lead in establishing and sustaining the Association’s core values and the professional development of the team.
Key Responsibilities
Maintenance
Plan, manage and monitor to ensure that preventive maintenance is carried out to specifications with compliance to regulatory requirements.
Ensure a master schedule for maintenance and replacement of equipment and systems is in place and adhered to.
Responsible for the routine inspection of building maintenance services and safety, including all operating equipment and installations and inventory.
Plan, facilitate, and execute building and equipment upgrading plans according to requirements.
Responsible for the overall smooth operation of the building, ensuring that all emergencies are attended to promptly and rectified with minimal inconvenience and disruption.
Coordinate with contractors, consultants, and government agencies relating to building maintenance and the renewal of licenses for all major equipment and installations on the premises.
Supervise and verify that all jobs done by contractors comply with specifications, authorities' requirements, and regulations.
Prepare, review, and manage annual budget requirements for maintenance and capital replacement works, ensuring value for money in procurement of goods and services.
Optimize maintenance expenses through energy conservation and other cost control measures.
Perform any other duties as may be assigned by the General Manager from time to time.
People Management
Lead, supervise, and motivate the team to ensure productivity at work and advocate improvement in work processes and areas to achieve excellent customer services.
Manage, coach, and develop a high-performing maintenance team that meets objectives and delivers best results.
Consistently promote high standards through personal example and roll out through the team so that each member understands the standards and behaviors expected of them.
Provide training and cross-training for the team, including conducting induction for new staff.
Carry out performance management for the team and ensure records are properly maintained.
Responsible for manpower planning for the department.
Work as part of the Management team to share ideas and improve operations, recommending, supporting, and implementing continuous improvement activities and process and procedure improvements to optimize results and improve quality of delivery in line with quality standards requirements.
Fire Safety
Formulate Fire Emergency plans and procedures for YWCA Fort Canning.
Conduct routine checks and remove or cause to remove any fire hazards found on the premises.
Oversee the maintenance of fire safety protection systems.
Educate guests, tenants, and staff in establishing a safe workplace environment.
Train staff and tenants in basic fire-fighting skills and rescue.
Conduct fire drill exercises and evaluate evacuation procedures.
Supervise the operation of the Fire Command Centre.
Submit annual reports to the General Manager on fire safety matters of the premises.
Familiarity with the various regulations of the Singapore Civil Defense Force and the Ministry of Manpower regarding applications, submission processes, and enforcement matters is required.
Requirements
Minimum 10 years of relevant work experience, including a minimum of 5 years of managerial experience.
Possess a degree in Estates Management, Building, or related disciplines.
Qualified Fire Safety Manager registered and certified by SCDF will be an added advantage.
Proficient in Microsoft Office applications.
Possess supervisory and management skills.
