Manager (Residential Property Development Projects)
Roles & Responsibilities
Lead and assist the team in property development projects from inception to completion.
Coordinate and monitor various functions of all parties, including the architect, consultants, contractors, to ensure projects are executed in compliance with relevant authorities’ requirements.
Planning, execution, monitoring, control, and completion of the project within required time frame, budget, with excellent quality standards.
Conduct feasibility study for land parcels available for tender with senior management and business development team.
Ensure that the completed projects are consistent with the design concept and meet or exceed purchasers' expectations.
Ensure that the design scheme of projects aligns with the company’s requirements and directions.
Manage tender and awards of various contracts, as well as construction and contract administration.
Liaise with relevant authorities to expedite necessary approvals.
Plan, forecast, review, and report the monthly development cost for the project.
Track project milestones and deliverables and effectively communicate progress, issues, and mitigation plans to stakeholders.
Work with the sales and marketing team and external agencies to ensure a smooth launch of sales.
Collaborate with the property management team for proper handover of projects to purchasers.
Ensure defects are attended to promptly for high customer satisfaction.
Requirements
Degree in Real Estate/Architecture/Construction or relevant fields.
Architectural background preferred.
Minimum 8 years or more in property development with good knowledge of real estate and property architecture planning.
Experience in Singapore property development and relevant authorities’ rules and regulations.
Good knowledge of authorities’ submission, local codes, regulations, and procedures in Singapore.
