Overview
To provide high quality service deliverables to the firm’s Real Estate (RE) clients, ensuring all deliverables are met and client expectations are managed on a day-to-day basis. This includes reviewing Financial Statements and disclosures and ad-hoc client deliverables in relation to fund administration services to RE clients. The role also involves process improvement and acting as a subject matter expert on Real Estate Fund Structures accounting and administration processes.
Responsibilities
Managing financial servicing for a portfolio of RE clients, ensuring the smooth running of day-to-day relationships and timely, accurate client reporting.
Ensure adequate training and support are provided to complete the role; proactively identify areas needing attention or support.
Be an expert on designated clients, understanding the technical details of their LPA, SLA, Fee Agreement and any technical nuances.
Minimise risk by ensuring procedures and checklists are followed by all team members.
Client Delivery
Deliver timely, quality service to RE clients; respond to client/investor queries within 24 hours.
Review designated client work (NAV, Financial Statements, and other ad hoc tasks) and assist on reviews for other teams as required.
Develop, implement and report KPIs quarterly in accordance with agreed SLAs.
Prepare quarter-end timetable for all client work and manage the quarter-end process to ensure deliverables are resourced and completed on time.
Maintain regular contact with clients through weekly calls and emails detailing upcoming deliverables and progress.
Assist with new business take-on where required.
Management of Workflow
Coordinate with Back Office to ensure adequate resources and quality of work for client review.
Provide constructive feedback and development support to Back Office; plan workloads and utilise resources to meet deadlines.
Ensure reconciled cash balances are maintained for all clients at all times.
IQ-EQ Fee Management
Ensure electronic timesheets are completed daily and accurately for all hours worked and ad hoc work completed for billing purposes.
Systems
Understand and use Investran (accounting platform) best practices.
Utilise software functionality to produce accounts and keep client databases up to date (Investran and Outlook) within 24 hours of receipt.
Risk
Adhere to procedures and checklists to minimise errors; report breaches, complaints or errors to Compliance promptly.
Complete error reports for review by the Senior Accountant on the day an error is identified.
Other
Undertake any additional reasonable requests as deemed by the firm.
Qualifications
Essential
Bachelor Degree in Accounting, CPA or equivalent
At least 3 years of management accounting or fund accounting experience in the real estate industry
Knowledge of consolidation with multi-currency legal entities
Ability to review 3rd party management accounts and understand duties performed by Property Managers, rent billing, collection, and related processes
Ability to use property systems (e.g., Yardi, Horizon)
Understanding of income types, dilapidations, lease surrender, capital contribution, capital allowances, rent reconciliation
Understanding of tax, GST; capital allowances is an added advantage
Excellent organisational, prioritisation and interpersonal skills; comfortable communicating with Senior Management
Can-do attitude, able to cope with tight deadlines, working under pressure, and lead by example
Desired
Knowledge of real estate industry is essential
Advanced Excel skills (Pivot Tables, data manipulation)
Experience in a Financial Services office environment
Due to lack of work visa availability, this role is open to Singapore Citizens and Permanent Residents (PRs) only.
