Job Summary:We are seeking an experienced Facilities Manager specializing in Hard Services to oversee the maintenance, operation, and management of all mechanical, electrical, and building infrastructure within a retail mall environment. The ideal candidate will ensure a safe, efficient, and well-maintained facility that enhances tenant and visitor experience while complying with regulatory standards.Key Responsibilities: Manage and coordinate all hard services operations, including HVAC, electrical, plumbing, fire safety, escalators, lifts, and other mechanical systems within the retail mall. Develop and implement preventive maintenance programs to ensure optimal performance and minimize downtime. Oversee day-to-day building management services, ensuring compliance with safety, health, and environmental regulations. Manage service contractors and vendors, ensuring quality service delivery, cost-effectiveness, and timely completion of works. Conduct regular inspections, audits, and risk assessments to identify and mitigate potential issues. Prepare and manage facilities budget, including maintenance, repairs, and capital expenditure projects. Coordinate with tenants, mall management, and other stakeholders to address facility-related concerns promptly. Lead and supervise the facilities team, providing training, guidance, and performance management. Ensure all documentation, reports, and compliance certificates are maintained accurately and up-to-date. Respond promptly to emergencies, breakdowns, and system failures, coordinating repairs and minimizing disruptions. Drive sustainability initiatives and energy-saving measures within the facility. Qualifications and Experience: Diploma or Degree in Engineering, Facilities Management, Building Services, or related field. Minimum 5 years of experience managing hard services facilities in retail, commercial, or mixed-use developments. Strong knowledge of HVAC, electrical, fire safety, plumbing, and building automation systems. Proven experience in vendor and contractor management. Familiarity with local regulatory requirements and industry best practices in building management. Excellent leadership, communication, and organizational skills. Ability to work under pressure and respond to emergencies efficiently. Proficient in Computerized Maintenance Management Systems (CMMS) and Microsoft Office Suite.
