Roles & Responsibilities Job Summary: The Operations Manager oversees the delivery of building, engineering, and maintenance services, ensuring safe, efficient, and cost-effective operations across assigned facilities. The role leads a team of facility managers and technical personnel, manages service partners, maintains strong client relationships, and drives operational excellence through leadership, process discipline, and continuous improvement. Responsibilities: 1. Operational Management Oversee daily operations and maintenance activities for assigned facilities or portfolios. Ensure compliance with service level agreements (SLAs), statutory requirements, and workplace safety regulations. Plan and manage preventive and corrective maintenance schedules to optimise equipment reliability and asset lifespan. Coordinate with facility managers, engineers, supervisors, and service partners to ensure timely and quality execution of works. Manage variation works, additional requests, and new business opportunities within scope. 2. Service Partner Management Oversee and manage service partners to ensure performance meets contractual deliverables, safety standards, and cost efficiency in line with MOUs and agreements. Evaluate vendor and subcontractor performance regularly, initiate corrective or improvement actions, and maintain updated documentation (contracts, insurance, licences, permits, etc.). Support the selection, onboarding, and renewal of service partners in alignment with procurement policies. Drive transparent communication and collaboration between vendors, clients, and internal teams to ensure seamless service delivery. 3. Team Leadership Lead, coach, and motivate a team of facility managers, engineers, supervisors, and technicians to achieve operational and service delivery goals. Conduct regular performance reviews, toolbox meetings, and technical or safety training sessions. Foster a culture of teamwork, accountability, safety, and continuous improvement. 4. Financial and Contract Management Manage operational budgets, cost control, and procurement of materials and subcontractor services. Track and report financial performance, ensuring profitability, cost efficiency, and contract compliance. Support tender submissions, pricing proposals, and contract negotiations where required. 5. Client and Stakeholder Relations Build and maintain strong, professional relationships with clients, consultants, and stakeholders. Respond promptly to client feedback, ensuring consistent service quality and customer satisfaction. Represent the company in client meetings, audits, reviews, and presentations. 6. Compliance and Reporting Ensure strict adherence to Workplace Safety and Health (WSH), ISO, and environmental sustainability standards. Prepare operational, safety, and financial performance reports, including incident and KPI reviews. Participate actively in audits, inspections, risk assessments, and continual improvement initiatives. Pre-requisite: Diploma / Degree in Mechanical, Electrical, Building Services Engineering, or Facilities Management. Minimum 5–8 years of experience in facilities management or engineering services, with at least 3 years in a managerial or supervisory role. Strong knowledge of building systems (ACMV, electrical, plumbing, fire protection, BMS) or building fabric management. Proven experience in vendor/service partner management, budgeting, and operational planning. Familiarity with CMMS, ISO standards, and statutory/mandatory maintenance requirements. CFME certification or relevant engineering licences will be an added advantage.
