Maximize the value of properties through strategic planning and execution.

Job Description

You will be part of a team responsible for formulating, developing and implementing asset positioning strategies to increase Net Property Income and NPI margin. Your role will involve working closely with various teams to:

  • Improve revenue management and generate revenue capabilities of the properties managed
  • Manage and control operating and capital expenses while maintaining services commensurate with long-term property positioning
  • Be responsible for profit and loss of the properties
  • Initiate asset enhancement initiatives to improve returns on the properties
  • Lead and/or contribute to functional initiatives and special projects that cut across the entire asset management team

Additional Responsibilities Include:

  • Overseeing all asset-related matters such as negotiation and execution of leases, head lease renewal, property tax, credit control, etc.
  • Engaging authorities on regulatory issues such as JTC Anchor Tenant requirements, Change of Use applications and Land Betterment Charge
  • Involved in customer relationship management such as maintaining tenant contact with major tenants, working through solutions to meet requests, etc.

Key Skills and Qualifications

Degree in Real Estate/Business/Finance or related discipline

Minimum 6 years of relevant experience in real estate industry, preferably with experience managing office or industrial assets

Familiar with real estate markets, valuation methodologies and asset management

Strong analytical and financial skills

Proficient in Microsoft Excel application

Excellent communication and interpersonal skills

Able to work independently with minimal supervision
