- Daily site inspections involve conducting thorough assessments of the property to ensure compliance with regulations and identify areas for improvement.
- Estate management encompasses overseeing the overall administration of the property, including coordination of meetings, correspondence, and services provided by contractors.
- Meeting coordination involves organizing and conducting council meetings, sub-committee meetings, and other estate-related meetings, maintaining minutes in an orderly manner.
- Effective communication is crucial, and this includes attending to correspondence from residents or council members, ensuring timely responses and resolution of issues.
- Maintenance scheduling requires planning and overseeing preventive and corrective maintenance schedules, proposing feasible improvement works for the property.
- Liaising with local authorities on estate matters involves inviting quotations and evaluating proposals for ad-hoc repairs and contractual services.
- Strata rolls maintenance involves maintaining and updating the strata rolls, providing guidance and assistance to site staff as needed.
- Social events such as CNY Lion Dance, Family Day, Earth Day, Residents Night, and games tournaments require organization and coordination.
- Reporting for Annual General Meetings and Extraordinary General Meetings involves preparing documents, including Management Fund Budget and Sinking Fund Schedule, and reporting unresolved issues to HQ Directors/Managers.
- Guidance and assistance to site staff on operational matters, managing arrear cases, and recommending enforcement actions to the council are essential responsibilities.
