Real Estate Fund Accounting Specialist

The Asia Pacific Fund Finance division plays a crucial role in supporting the expanding real estate investment management operations within the region. Comprising a dedicated team of ten professionals, this unit is responsible for delivering comprehensive accounting and financial services across multiple funds and separate accounts.

This position entails close collaboration with the Finance Manager to ensure effective financial oversight of our investment funds, particularly focusing on assets located in China and Southeast Asia.

The role includes providing assistance to the Finance Manager and the broader fund team, while also engaging with third-party administrators and service providers. Additionally, it necessitates coordination with other Nuveen Real Estate offices across Asia Pacific and globally to fulfill all reporting obligations. Responsibilities will encompass active participation in reporting, cash flow management, and the establishment of efficient processes.

Main Responsibilities

Annually:

  • Preparation of year-end financial statements in accordance with IFRS/SFRS, including coordination with auditors and service providers to manage the audit process.
  • Support in ensuring that all regulatory and tax filings are accurately completed by service providers or advisors in compliance with local regulations.

Quarterly:

  • Compilation of group consolidated financial accounts.
  • Development of accounts and reporting materials for investors.
  • Preparation of tax returns across various jurisdictions.
  • Monitoring and tracking of loan compliance covenants.

Monthly:

  • Review of monthly asset-level reports and preparation of investor communications.
  • Generation of reporting for Nuveen Real Estate as required.

Ongoing:

  • Coordination with internal and external company secretaries to ensure proper corporate governance documentation.
  • Engagement with local service providers to guarantee timely and accurate account closures.
  • Management of invoice payment processes in collaboration with the internal Accounts Payable team.
  • Assistance with the investor drawdown process alongside local service providers.
  • Posting of journal entries to the MRI system.
  • Maintenance of checks over cash flow management to ensure accuracy in payments and records.
  • Addressing day-to-day accounting issues.
  • Support for the Fund team on acquisitions and projects.
  • General assistance to the Fund Finance and Fund teams.
  • Contribution to Yardi systems implementation as necessary.

Technical Skills & Qualifications

  • Qualified accountant (ACA/ACCA/CIMA/CA or equivalent).
  • Strong technical knowledge of IFRS.
  • Proficiency in Excel, Word, Outlook, and accounting systems (experience with MRI and Yardi is advantageous but not mandatory).
  • Previous experience in property and/or fund management is preferred.
