Roles & Responsibilities

oversees the daily operations, maintenance, and financial performance of a property, acting as a liaison between owners and tenants, while ensuring compliance with laws and regulations.

Financial Management:

  • Collecting rent and other fees: Ensuring timely and accurate rent collection from tenants.
  • Managing property expenses: Paying bills, taxes, mortgages, insurance, and maintenance costs.
  • Budgeting and forecasting: Preparing and managing annual budgets, analyzing variances, and forecasting financial requirements.
  • Maintaining financial records: Keeping accurate records of income, expenses, and property assets.
  • Reporting financial performance: Providing regular reports to property owners on the property's financial status, occupancy, and expiring leases.

Tenant Relations and Leasing:

  • Screening and interviewing potential tenants: Assessing applications and conducting interviews to find suitable tenants.
  • Advertising and marketing properties: Promoting vacant units to attract potential tenants.
  • Negotiating and enforcing leases: Ensuring compliance with lease agreements and resolving disputes.
  • Handling tenant complaints and issues: Addressing tenant concerns, resolving issues, and mediating disputes.
  • Managing evictions: Following legal procedures for evicting tenants when necessary.

Property Maintenance and Operations:

  • Inspecting properties:Regularly inspecting properties to identify maintenance needs and potential issues.
  • Arranging for repairs and maintenance:Coordinating with contractors and vendors to ensure timely and efficient repairs and maintenance.
  • Overseeing property staff:Supervising and managing any on-site staff, such as maintenance personnel or security guards.
  • Ensuring property compliance:Ensuring that the property complies with all applicable laws, regulations, and codes.
  • Maintaining property records:Keeping accurate records of maintenance activities, repairs, and property inspections.

Other Responsibilities:

  • Building relationships: Maintaining positive relationships with tenants, property owners, contractors, and other stakeholders.
  • Providing excellent customer service: Responding promptly and professionally to inquiries and concerns.
  • Staying up-to-date: Keeping abreast of industry trends, best practices, and legal requirements.
