Roles & Responsibilities

Reports to:

Director and Head of Office, South Asia (50%) & Senior Principal, Retail Strategy & Partner Relations, South Asia (50%)

As an asset manager supporting commercial and retail, the role will involve active participation in all upcoming projects in Singapore and Thailand. The primary responsibilities will include conducting comprehensive research, analysing market trends, reviewing, and optimizing floor plans for leasing, and ensuring that plans are aligned with operational efficiency. This position requires a good understanding of the commercial and retail industry, excellent analytical skills, and the ability to provide actionable insights.

Responsibilities

Commercial Property Portfolio (50%)

Market Intelligence:

  • Develop and maintain agency relationships.
  • Monitor market rent assumptions, industry demand, and absorption trends.
  • Track key vacancy rates and supply dynamics, including direct, secondary, and shadow supply.

Portfolio Reporting:

  • Manage weekly South Asia reporting and monthly reports for CP and CIP.
  • Prepare quarterly and half-yearly investor reports.
  • Contribute to bi-annual HKL board papers.
  • Maintain and update stacking plans, capital stacks, and tenancy schedules.

Portfolio Management:

  • Oversee stacking plans, capital stacks, and tenancy schedules for effective portfolio management.
  • Manage exposure to lease expirations and tenant contractions.
  • Review and approve deal analyses, ensuring alignment with portfolio objectives.
  • Ensure operational efficiency across portfolio assets.
  • Coordinate bi-annual portfolio valuations.

Portfolio Planning:

  • Develop and implement strategic plans for the portfolio's long-term growth and performance.
  • Lead ESG initiatives, ensuring the portfolio meets sustainability and regulatory standards.

· Oversee portfolio budgeting and forecasting processes.

Luxury Retail (50%)

Research & Market Analysis

  • Conduct in-depth market research to identify new opportunities and trends in the retail sector in Singapore and Thailand.
  • Analyse competitor strategies and market conditions to inform project planning and decision-making.
  • Prepare detailed reports and presentations on research findings and market analysis.

Project Planning & Execution:

  • Collaborate with cross-functional teams to develop and implement new retail projects.
  • Create project timelines, budgets, and resource plans to ensure successful project execution.
  • Monitor project progress and make necessary adjustments to meet objectives and deadlines.

Floor Plan Review & Optimization:

  • Review and assess floor plans for new retail locations to ensure optimal leasing arrangements.
  • Provide recommendations to enhance operational efficiency and customer experience.
  • Work closely with architects and designers to implement changes and improvements.

Leasing Strategy:

  • Develop and implement leasing strategies to maximize occupancy and revenue.
  • Negotiate lease terms and agreements with landlords and property managers.
  • Conduct regular reviews of lease agreements to ensure compliance and identify opportunities for renegotiation.

Operational Efficiency:

  • Identify areas for operational improvement and implement best practices to enhance efficiency.
  • Monitor key performance indicators (KPIs) to track operational performance and make data-driven decisions.
  • Provide training and support to staff to ensure adherence to operational standards.

Stakeholder Management:

  • Build and maintain strong relationships with internal and external stakeholders.
  • Communicate project progress and outcomes to senior management and other key stakeholders.
  • Collaborate with marketing, sales, and finance teams to align project goals with overall business objectives.

Requirements

  • Bachelor's degree in business administration, Marketing, Real Estate, or a related field.
  • Minimum of 8 years of experience in any of the following: leasing, retail management, retail research, and analysis.
