Singapore TIAA Full time

The Finance Manager will be responsible for overseeing the financial management of real estate assets and investment holding firms held by the relevant fund(s), which may vary over time.

The position is located in **Singapore** and involves managing third-party loan agents and internal and external administration personnel, as well as engaging with global investors to ensure timely and accurate compliance with deadlines for monthly financial reporting, statutory reporting, tax, VAT, and other regulatory filings. There may also be involvement in **future asset acquisitions**.

Travel may be necessary, mainly between Singapore and Australia.

Main Duties and Responsibilities

  • Offering technical guidance and support to third-party providers
  • Preparing and reviewing transactions at entity holding level
  • Ensuring finance reports adhere to relevant GAAP standards
  • Preparing and reviewing NAV statements and supporting calculations
  • Ensuring accurate financial data input into necessary general ledger systems
  • Preparing and reviewing finance reports for investors
  • Managing year-end audit processes
  • Preparing and/or reviewing annual budgets and business plans
  • Responding promptly and accurately to investor queries
  • Establishing accounting policies and internal controls for the fund

Operations

  • Coordinating with internal teams on banking, GL, legal, treasury, and risk matters or projects
  • Collaborating with external service providers on operational issues such as company secretary, valuers, legal counsel, tax advisors, etc.
  • Ensuring compliance with Subscription line covenants and reviewing bank compliance certificates
  • Preparing materials for board meetings or Investment Committee meetings where necessary
  • Handling regulatory, legal, and tax aspects of distributions and capital calls

Cash / debt management

  • Monitoring bank transactions and balances, and forecasting cash flow and capital requirements
  • Coordinating loan drawdowns
  • Preparing and reviewing loan compliance covenants
  • Supporting treasury functions with banking relationships and external debt procurement and refinancing

Tax

  • Working with tax accountants and other external providers to ensure timely and accurate tax filing and payment
  • Reviewing annual tax compliance
  • Checking tax compliance for all investors as necessary
  • Initiating and managing RFPs and tax advice for new projects or significant transactions

Other

  • Supporting Fund Manager, Senior Finance Manager, and Head of Finance on transactions
  • Ad hoc reporting and analysis
  • Participating in new projects as required

Technical Skills & Qualifications Required

  • Qualified accountant
  • Strong knowledge of IFRS and GAAP
  • Proficient in Excel
  • Prior experience with GL systems
  • Preferably experienced in corporate real estate debt environments
