Senior Transaction Manager – Cushman & Wakefield The Real Estate Transaction Manager is responsible for implementing real estate strategies aligned with client business objectives. The role manages all aspects of property transactions – including site selection, lease negotiation, acquisitions, and disposals – while ensuring compliance, cost efficiency, and timely delivery. About the role Provides ongoing management of real estate transaction activities for a defined portfolio of properties on behalf of our corporate clients. Prepares, recommends, and implements a portfolio-wide transaction strategy for acquiring and disposing of real estate properties. Coordinates field resources and other stakeholders in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale renewals, early lease termination, and more. Essential Duties And Responsibilities Implements real estate plans with an understanding of the client's strategic real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to client‑driven priorities, commitments, and milestones. Coordinates with broker/agent to negotiate business terms for a wide variety of commercial real estate products. Negotiates leases and lease amendments; monitors lease expirations; negotiates lease renewals within the prescribed timeline. Locates and acquires new properties and disposes of surplus properties within the prescribed timeline. Coordinates field broker selection and other required resources, subject matter experts, and business partners; facilitates client review and approval of proposed team resources. Drafts and creates analyses and relevant documents, including project initiation reports, market comparable reports, RFPs, proposal comparison packages, letters of intent, and broker's opinions of value. Reviews, analyzes, and interprets financial analysis templates (NPV, IRR, etc.) to inform client decisions. Works closely with lease administration, project management, facility management, and finance/accounting teams to ensure integration between service lines. Tracks transaction activity, prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of clients. Monitors and maintains a real estate project tracking system to ensure timely transaction completion. Prepares reports and makes presentations to relevant parties. Ensures compliance with state real estate agency requirements and C&W corporate policies. Resolves landlord and tenant disputes. Other duties may be assigned. About You Bachelor’s degree in Real Estate, Business, Finance, Economics, or related discipline. 5+ years of experience in corporate real estate transactions, leasing, or portfolio management. Strong understanding of commercial real estate markets, lease structures, and negotiation processes. Proficiency in financial analysis and modeling (NPV, IRR). Excellent written and verbal communication and presentation skills. Strong project management skills with attention to detail and timelines. Proficiency in MS Office (Excel, PowerPoint, Word) and familiarity with transaction management or lease systems (e.g., Yardi, CoStar, Salesforce).
