Alpha Integrated REIT Management Pte. Ltd. is a wholly owned entity and the internalised manager of SGX-listed Alpha Integrated REIT.We are seeking an Analyst, Asset Management for the asset management team.Job Responsibilities Monitor and analyse the performance of the REIT's portfolio, consolidating asset performance against approved business plans, budgets, and market benchmarks Develop and maintain financial models to support valuations, hold/sell decisions, scenario analyses, and cost-benefit assessments relating to acquisitions, divestments, and capital or operating expenditure Support the annual budgeting and business planning process, including quarterly forecasting and monthly tracking of performance variances against key indicators Co-ordinate annual property valuations across the portfolio, including engagement with external valuers and consolidation of results Prepare management reports and collaborate across functions to ensure timely, accurate, and consistent reporting to senior management and the board Drive system enhancements, digitalisation initiatives, and automation of analytical and reporting functions to improve efficiency and accuracy Conduct market research, track property market trends, maintain research databases, and provide forward-looking insights to inform asset strategies Requirements Diploma, Bachelor's degree in Real Estate, Finance, Business, or a related discipline Minimum 1-2 years' of relevant experience Proficiency in financial modelling and valuation methodologies, with relevant knowledge of real estate investment and asset management practices Prior experience in a Singapore REIT environment and/or as a valuer is preferred Skilled in data analysis, data modelling, and research techniques Proficient in Microsoft Excel and other analytical tools Strong written and verbal communication skills, with the ability to engage effectively across functions and with external stakeholders Proactive, detail-oriented, and adaptable, with an ownership mindset and strong problem-solving skills Ability to manage multiple projects and meet tight deadlines in a fast-paced environment
