**Senior Analyst/Associate - Portfolio Management**
Our client is a privately owned global real estate investment firm with strong business growth plan in the APAC region. This role reports to the Director of Portfolio Management. As a member of the Portfolio Management team, you will join a fast-growing Asia Investment Management platform and contribute to the growth of the Asia fund and other fund vehicles. You will perform a variety of roles and coordinate work streams across functions and teams regionally as well as globally. The role will require quantitative skills to do analysis at both the asset and fund level.
**Responsibilities** include, but are not limited to:
- Maintain and update fund portfolio model
- Rolling up assets acquired into fund returns analysis, investors returns, incentives
- Review, evaluate, and provide input on asset business plans (e.g., capital expenses, leasing, operations) and fund activities
- Monitor execution of approved business plans
- Prepare quarterly fund reports, including asset and market updates
- Provide input for and approve Capex/Leasing decisions
- Collaborate with Asset Managers to evaluate and recommend disposition timing
- Oversee portfolio valuation process
- Support ESG initiatives of the assets in the portfolio
- Partner with Finance team in creating financial/investor reporting
- Support IM and regional teams on investment execution and due diligence
- Preparation of Fund budget, roll up of asset budgets, and presentation materials
- Perform sensitivity and impact analyses for investment/financial decisions and evaluate impact on Fund
- Prepare or coordinate responses to investors’ ad hoc requests
- Work with Investor Relations for ongoing engagement with Fund investors
- Other ad-hoc tasks and projects where required
**Qualifications**
Minimum Requirements include:
- Bachelor’s degree from an accredited institution
- Minimum 2-3 years of experience in real estate portfolio or asset management and/or transaction
- Experience across asset classes (office, living, industrial etc) and across strategies (core, value-add etc) within the APAC region
- Excellent quantitative and analytical skills
- Strong written and oral communication skills
- Self-starter, ability to lead and drive projects independently where needed
