Associate, Private Funds

**The Job**
You will be supporting fund management activities as part of a typical life cycle of a Fund (product development, capital raising and fund management) within the private equity real estate portfolio of CapitaLand Fund Management Pte Ltd (CLFM) and report to the Managing Director, Private Funds / Head of China Funds.

**Responsibilities**
**Product Development / Capital Raising**:

- Work closely with Fund Manager and Private Capital Markets (PCM) team in the conceptualization and capital raising of a Fund
- Work with PCM Team in the preparation of pitch decks and other marketing documents for capital raising of the Fund
- Assist the Fund Manager and PCM Team in managing investor relationships

**Investment**:

- Work with acquisition team to organize and present supporting materials for investment analysis
- Prepare written reports and make presentations to the relevant management levels for approval
- During acquisition to work with acquisition team to ensure detailed and accurate due diligence for all deals, coordinating with service providers for legal, tax, environmental, physical, financial and market study
- Carry out research (country/city/localised area; sector research, etc.) and financial analysis on real estate markets, including identification of key market themes in the review of investment opportunities for the Fund

**Asset Management**:

- Work closely with asset management team in the preparation and review of comprehensive annual property business plans
- Assist in overseeing performance of assets by analyzing asset performance vs. market benchmarks, managing partner relationships which involves the regular review of tenancy mix, asset positioning and implementation of effective marketing plans and control of operating expenses to maximize net operating income from assets

**Cash flow and Fund modelling**:

- Build and run fund level models for investment/asset/portfolio management
- Reviewing monthly property report and update the cash flow model of the Fund model accordingly
- Integrate asset level cash flow models into fund model for returns forecasting and run asset sensitivities & hold/sell analysis
- Ensure cash flow models are accurate, in standard/robust format and reflect realistic assumptions

**Portfolio Management**:

- Portfolio monitoring of existing investments and perform regular reporting functions including understanding of annual business plans for assets under management as well as monthly asset management reports to investors

**Reporting**:

- Provide annual and quarterly updates and reports on fund performance, investment and divestment opportunities to Investment Committee and investors

**Other**:

- Ad hoc projects as assigned

**Requirements**:

- Degree in Real Estate / Finance / Accountancy / Commerce / Business Administration from leading university, preferably with good quantitative skills and a foundation in finance and financial analysis.
- 1-3 years of experience with real estate funds/investment banks/developer, particularly in fund management/capital raising/investments.
- Strong financial modelling, research, quantitative and analytical skills
- Possesses sharp analytical, research, problem solving skills and communication skills
- Resourceful, hands-on and committed to deliver results, able to prioritize and respond well to changing circumstances and tight timelines.
- Strong team player, but also able to work independently. Need to work well with different departments and business units within the Group.
- Knowledge of legal and compliance framework for fund managers in Singapore and in key overseas jurisdictions is a bonus
- Proficiency in written and spoken English and preferably Mandarin (to liaise with China counterparts).
- Well versed in Excel, Word and PowerPoint
