**Job Summary**: You will be responsible for identifying and pursuing business development opportunities related to asset transformation and redevelopment initiatives within our Singapore portfolio. Your primary goal will be to maximise the financial performance, efficiency and occupancy of our properties.

**Responsibilities**
- Develop strategies, budgets and asset transformation and redevelopment plans to maximise financial performance, efficiency and occupancy of our Singapore portfolio
- Undertake business development to generate redevelopment or convert-to-suit opportunities from existing and new customers
- Conduct feasibility studies including market research and financial analysis to evaluate and recommend redevelopment deals and obtain Management approval for these deals
- Collaborate closely with both external consultants and internal departments to manage and negotiate agreements and documentation related to redevelopment and construct-to-suit deals
- Liaise with authorities or oversee the liaison process to manage potential risks and issues encountered during the redevelopment process and obtain all necessary approvals
- Structure and negotiate deals to secure tenants for redevelopment properties
- Co-develop strategies with Singapore Portfolio Managers for relocating affected customers in properties approved for redevelopment
- Work with Development Managers and establish performance tracking and reporting systems to monitor the delivery of redevelopment budgets and transformation business plans and ensure project remain on cost, budget and time
- Oversee the smooth handover of redevelopment deals between Leasing, Asset Management and Operations Team
- Identify and develop new business opportunities to improve portfolio occupancy / revenue
- Ensure all outsourced partners are fully informed of CLAR’s requirements, performance goals and objectives for redevelopment initiatives
- Ensure projects are in compliance with REIT and corporate guidelines as applicable

**Requirements**:

- Bachelor's Degree in Business, Finance, Real Estate or equivalent
- Minimum 8 years of relevant experience with at least 5 years in leading negotiations within the industrial real estate sector or equivalent
- Strong financial analysis skills with the ability to develop and evaluate financial models
- Proven track record in negotiating and closing complex real estate deals
- Excellent understanding of the Singapore industrial real estate market and regulatory environment
- Strong project management skills with the ability to handle multiple initiatives simultaneously
- Ability to build and maintain strong relationships with key stakeholders including customers, consultants and authorities
- Excellent communication and presentation skills both written and verbal
