Job Overview: Our client is seeking an experienced Senior Manager/ Manager, Asset Management with good track record in the management of Singapore commercial/ retail assets. The incumbent will be assigned to manage portfolios to maximize the operating performance. Key focus will be on lease structuring and identifying re-tenanting opportunities, identifying ways to manage costs and benchmarking asset performances to achieve targets. This will also include annual strategic planning, annual budget reviews, capital investment planning, disposals, external valuation and providing presentations and reporting. The person will report directly to the Managing Director, Investment Management. **Main Duties & Responsibilities** - Provide strategic direction, decision-making, and drive implementation of asset strategies; working in partnership with other functional teams to maximize returns on the investment/asset - Monitor business performance, periodic reviewing and reporting covering financial performance of the asset, leasing status, rental collection, operating expenses, planned capital expenditure etc - Provide financial analysis including forecasts, budgets, rent rolls, sensitivity analysis, financial analysis for lease approvals - Be responsible for management reporting, cash flow management and asset valuation - Prepare internal and external memorandums, including annual business plans, board level presentations and investor presentations, as required **Job Requirements** - At least 7 years of experience in real estate funds or brokerage/ financial institutions/ developer/ financial advisory firms - Highly analytical with strong numerical skills, strong in financial modelling and analysis with having a CFA as a bonus. - Team player, with a positive and pleasant personality - Excellent verbal communication skills - Strong capability in Microsoft Office (Word, Excel, PowerPoint)
