
Property Assistant Manager

**Roles & Responsibilities**
- Plan and control activities relating to the effective maintenance and management of the properties in charge.
- Prepare and implement planned maintenance programme for the maintenance, minor improvement, additional and alteration and repair and redecoration of the property.
- Implement the quality maintenance programme and comply with government / statutory regulations; conduct regular audits of building and M&E facilities and works.
- Manage contractors on site and provide supervision as and when required.
- Prepare and put up paper of justifications for alteration and addition works, variation works or relevant term contracts, procurement and maintenance.
- Ensure that all members of the maintenance team are productive, motivated and able to provide prompt and efficient services to tenants and end user.
- Compile, collate and analyse operational data and reports for continuous improvements.
- Prepare costs estimates for repair works, work specifications, drafting of contracts, invitation for quotes and recommendation for award of contract.
- Ensure that all operational issues and emergencies are attended to promptly and rectified with mínimal inconvenience and disruptions. To raise maintenance issues to property managers as and when, with recommended solutions.
- Assist with the preparation of annual operating budgets.
- Assist in planning, recommendation and monitoring of cyclical and improvement works.
- Work closely and oversee contractors for maintenance works
- Ensure site compliance to Occupation, Health and Safety requirement.
- Act as the secondary-in-charge for the department head
- Any other ad-hoc duties as per assigned
**Job Requirements**
- Diploma or Bachelor Degree qualified preferably in a Facilities Management or Building Services or Mechanical and Electrical Engineering.
- Minimum of 3 years of relevant experience.
- Possess Fire Safety Manager certification and CERT is an advantage
- Able to work and deal sensitively and fairly with people from diverse cultural backgrounds.
- Attention to details, takes initiative and be customer-oriented
