**Detailed Job Description - Maintenance Manager**

**Position Overview**

The Maintenance Manager is responsible for overseeing the maintenance and operational efficiency of all building systems and facilities within the Concourse Tower and Concourse Skyline (Condominium). This includes managing a team of officers and technicians, ensuring compliance with maintenance procedures, safety regulations, and coordinating with external contractors/suppliers to maintain the buildings’ infrastructure.

**Key Responsibilities**

**Maintenance Operations**
- Develop and implement preventive and corrective maintenance schedules for all building systems, including HVAC, electrical, plumbing, and fire safety systems.
- Conduct regular inspections to identify and address maintenance issues promptly.
- Supervise and coordinate maintenance staff and external contractors to ensure timely and quality service delivery.

**Budget and Resource Management**
- Manage the maintenance budget, track expenses, and identify cost-saving opportunities.
- Maintain an inventory of supplies and equipment necessary for maintenance tasks.
- Prepare and present regular reports on maintenance activities, expenses, and system performance.

**System Oversight**
- Ensure all building systems are functioning efficiently and in compliance with local regulations and safety standards.
- Coordinate with service providers for specialized maintenance services and ensure adherence to service level agreements (SLAs).
- Oversee the operation and maintenance of the Building Management System (BMS) to optimize energy usage and system performance.

**Team Leadership and Development**
- Lead, train, and evaluate maintenance staff to ensure high performance and adherence to safety protocols.
- Foster a collaborative and proactive maintenance culture within the team.
- Address and resolve any personnel issues or conflicts in a timely and professional manner.

**Compliance and Safety**
- Ensure compliance with all local building codes, safety regulations, and environmental standards.
- Develop and implement emergency response plans and conduct regular safety drills.
- Maintain accurate records of maintenance activities, inspections, and compliance documentation.

**Green Mark Achievement**
- Provide guidelines for all common areas and tenants’ unit to adhere to the Super Low Energy compliances to maintain Green Mark qualifications.
- Carry out inspection and audit of energy and water consumption are kept within stipulated limits

**Scheduling of manpower and Management of Overtime**
- Prepare daily, weekly and monthly schedules for all M&E, plumbing and building aircon technicians manning including those on shift duties.
- Manage deployments of technicians based on the planned schedules and control of overtime expenses.
- Technicians’ Leaves management

**Customers Service and Support Hand/Take Over of Properties**
- Meet up with tenant/agent/owner to resolve technical issues concerning their property during handover and takeover
- Manage and support customer service officer to deploy all planned and ad hoc jobs on daily basis.

**Procurement and Purchasing of Spares/Equipment**
- Sourcing and purchasing of replacement spares to facilitate maintenance of properties
- Identifying alternative replacement spares for obsolete spares / equipment
- Maintenance of Machines and Equipment used for supporting of M&E operations.
- Management of store personnel and inventories

**Reporting and Documentation**
- Keep detailed logs of maintenance activities, repairs, and inspections.
- Prepare and submit reports on maintenance performance, budget status, and system issues to senior management.
- Assist in the preparation of tender documents and specifications for major repairs or upgrades.

**Qualifications**

**Education**: Bachelor's degree in Mechanical/Electrical Engineering, Facilities Management, or a related field.

**Experience**: Minimum of 8 years in building maintenance management, preferably in high-rise commercial properties.

**Skills**:
Strong knowledge of building systems (HVAC, electrical, plumbing, fire safety).

Proficiency in maintenance management software and tools.

Excellent leadership, organizational, and communication skills.

Ability to manage multiple projects and prioritize tasks effectively.

Knowledge of safety regulations, building codes, and compliance requirements.

**Certifications**: Relevant certifications in facilities management or building maintenance are advantageous.

**Location**: The Concourse, Singapore

**Work Hours**: Full-time, with on-call availability for emergencies

**Team**: Supervise a team of maintenance technicians and coordinate with external service providers
