Job Summary
The Construction Project Manager (CPM) is responsible for the end-to-end planning, execution, and delivery of construction projects, ensuring they are completed on time, within budget, and to the highest quality and safety standards. This role oversees all project phases—from pre-construction planning to post-construction closeout—while coordinating cross-functional teams, managing stakeholder expectations, and mitigating risks. The CPM acts as the primary liaison between clients, contractors, architects, engineers, and internal teams, driving collaboration to achieve project objectives.
Key Responsibilities
1. Pre-Construction Planning
Collaborate with clients, architects, and engineers to review project specifications, blueprints, and contract requirements, ensuring alignment with scope, budget, and timeline.
Develop detailed project plans, including work breakdown structures (WBS), critical path method (CPM) schedules, and resource allocation (labor, equipment, materials).
Conduct site evaluations, soil tests, and regulatory assessments to identify potential challenges (e.g., zoning restrictions, environmental hazards) and develop mitigation strategies.
Manage bid processes: solicit proposals from subcontractors, evaluate bids for cost-effectiveness and quality, and negotiate contracts.
Secure necessary permits, licenses, and approvals from local authorities and regulatory bodies.
2. Project Execution & Management
Lead daily on-site operations, including supervising subcontractors, labor crews, and vendors to ensure compliance with project plans and safety protocols.
Monitor project progress against schedules, tracking milestones and adjusting plans proactively to address delays, resource shortages, or scope changes.
Manage project budgets, including tracking expenses, approving invoices, and controlling costs to avoid overruns. Report financial status to stakeholders regularly.
Ensure strict adherence to quality standards by conducting inspections, reviewing work deliverables, and resolving defects or non-conformities promptly.
Coordinate material procurement and delivery, ensuring timely availability of resources while minimizing waste and storage costs.
3. Stakeholder Communication & Coordination
Serve as the primary point of contact for clients, providing regular updates on project status, addressing concerns, and seeking approvals for changes or decisions.
Facilitate meetings with cross-functional teams (architects, engineers, subcontractors, and internal departments) to resolve issues, align on priorities, and ensure collaboration.
Maintain clear documentation, including meeting minutes, change orders, progress reports, and contract amendments, to ensure transparency and accountability.
4. Risk Management & Safety Compliance
Identify potential risks (e.g., weather disruptions, supply chain delays, safety hazards) and develop contingency plans to minimize their impact.
Enforce strict safety protocols, conducting regular safety briefings, inspections, and training to prevent accidents and ensure compliance with OSHA, local, and company standards.
Investigate and report any safety incidents or near-misses, implementing corrective actions to prevent recurrence.
5. Project Closeout
Coordinate final inspections, punch-list completion, and client acceptance of the finished project.
Oversee the handover of project documentation, including as-built drawings, warranties, and operation manuals, to clients and internal teams.
Resolve outstanding contractual issues, process final payments, and conduct post-project reviews to evaluate performance and identify lessons learned for future projects.
Required Qualifications & Skills
Education & Experience
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field. A Master’s degree or MBA in Project Management is preferred.
Minimum 5-7 years of proven experience in managing construction projects (residential, commercial, industrial, or infrastructure), including hands-on experience with on-site execution.
Professional certifications such as PMP (Project Management Professional), CMAA (Certified Construction Manager), or LEED AP (for sustainable projects) are highly desirable.
Technical Skills
Proficiency in project management software (e.g., Primavera P6, Microsoft Project, Procore, PlanGrid) and construction management tools.
