**Senior Analyst, Asset Management** Our client is an estbalished REIT manager that invests in both mainstream and alternative real estate assets within the APAC region. The fund has executed numerous transactions across key gateway cities and they are looking for a Senior Analyst, Asset Management to be part of their team. With a proven track record of running project-based initiatives/exposure on international Real Estate business, you will work with internal stakeholders to develop strategies aimed at maximising the performance of assets. You will formulate action plans with respect to OPEX and CAPEX management. Additionally, you will carry out AEI, asset valuation, asset review and hold-sell analysis for the AUM.
**Job Requirements**:

- To support Manager/Senior Manager to monitor progress of asset enhancement work and to assist to coordinate the actions of the property manager to ensure that targets are met, assets are well managed and customers are satisfied.
- To assist in the preparation of budgets and periodic forecasts relating to net property income and capital expenditure of portfolio which include yearly budgets and quarterly forecast updates of asset performance.
- To support Manager/Senior Manager in evaluating Asset Enhancement & Green initiatives and assess revenue and expenses.
- Continual monitoring of market transactions in the leasing environment for review of rental level and leasing expiries.
- Market and Portfolio Data Analysis
- Consolidate market data for competitor analysis.
- Consolidate and analyse data at individual property and portfolio level for periodic and ad hoc result announcements/ investor meetings.
- Assist in preparing monthly and quarterly reports outlining performance by property and portfolio levels for internal management/ trustee.
- Maintain database of property information, lease details and performance measurement and generating required reports and statistics.
- Other duties and responsibilities as may be reasonably requested by your immediate supervisor / the head of department from time to time.

**JOB REQUIREMENTS**
- Degree in real estate or any relevant discipline.
- Minimum 2 years of relevant real estate experience.
- Highly numerate with strong analytical and Excel-based modeling skills.
- Ability to multi-task and work in a fast-paced and collaborative team environment.
- Highly organised with the ability to prioritise effectively.
- Naturally able to communicate with a wide variety of industry participants from architects to agents, lawyers and authorities.
- Energetic, team player, well-organized, with strong inter-personal skills.
- A ‘can do’ self-starter with good administrative or management skills and with very high attention to details.
- Excellent language and presentation skills and report writing.
