Asset Management:

- Take charge of asset management functions and oversight of existing portfolio investments.
- Perform quantitative and qualitative analysis to support investment related decision making.
- Facilitate approval of documents such as lease approvals, proposed Capital Expenditure (CAPEX) and monthly reporting etc.
- Track and review investment performance against budget and prepare variance analysis.
- Assist in preparation of annual income and expenditure budget and budget forecast to investors.
- Prepare monthly property report, and quarterly and annual investor reports for investors.
- Review service agreements with external providers and participate in discussion with Property Manager for contract negotiation; and
- Support development of ESG strategies and policies, implementation of ESG initiatives, and preparation of GRESB reporting

Market Research:

- Perform in-depth market research on market, product, and other investment opportunities, using market data and relationships with external experts, to support informed decision making.

Strategy:

- Assist from time to time as may be necessary with future investment strategies.
- Prepare presentation and pitch materials for new business pursuits.

Due Diligence:

- Support the transaction due diligence and closing processes.

Financial Analysis:

- Analyse and support potential acquisition and development opportunities via cash flow modelling and investment analysis (IRRs, sensitivity tables, etc.).

Any other responsibilites/tasks as assigned by the Management from time to time.

Competencies and skills required:

- Bachelor's Degree in Real Estate, Business or equivalent
- 2 to 3 years experience of experience in real estate asset management
- Proficient in Excel modelling and MS Office
- Genuine interest in the real estate industry
- Keen learner with positive attitude and adaptability to changes
- Strong quantitative skills, analytical ability and communication skills
- Good interpersonal skills and ability to work collaboratively in a team setting
