Executive Project Manager

**Role accountabilities**:

- To liaise with all levels of stakeholders (Client, Consultants, Contractors, Authorities and end-users) on project-related matters
- During construction, lead the management of the site team. Manage the General Contractor during construction and closeout of the project
- Review schedules and maintain agreed timelines
- Review method statements issued by the General Contractor and comment on the completeness of information to consider in accordance with a Model Change Management system.
- Constantly communicate across various stakeholders, including construction and operation teams
- Update and maintain snagging, close-out, and other issue lists.
- Assist the Project Team to properly plan for and carry out the Commissioning Phase of the Project
- Chair meetings with key stakeholders involved i.e. Key Personnel Meeting, Project Control Meeting, EOT meetings and other ad hoc meetings called by the Client.
- To attend as necessary the Site Progress Meetings, Technical Meetings and Design and Coordination Meetings; and to maintain and retain the meeting minutes.
- To monitor and review the project master schedule and advise the Client on the impact of any delay events
- Monitor project cash flow projections, ensuring payments are processed promptly and recommended to the Client for payment on time.
- Manage the review of room book-related and general variations with Consultants and Client.
- Assist the Project Director in project administration and liaison with client on project implementation
- Manage consultants and ensure deliverables based on agreed programme and completion dates.
- Ensure that the project deliverables are on time, within budget and at the required level of quality
- Together with other consultants, evaluate any Extension of Time claims by the Contractor and recommend the extension period to the Client
- Facilitate the handing over process of the completed project to the relevant stakeholders.
- Manage the defects reporting and rectification process during the Defects Liability Period.
- In collaboration with other consultants, manage the process of variation certification and closure
- Prepare the Monthly PM report to the Client.

**Qualifications & Experience:
**KNOWLEDGE, SKILLS AND ABILITIES**
- Ability to lead the evolving project team during pre-construction and construction phases
- Familiar with building plans submission procedures and approvals, construction sequencing and handing over process
- Relevant working experience in the built environment sector in Singapore and demonstrable management abilities
- Effective communication skills and leadership qualities
- Familiarity with data centre/mission critical/corporate real estate office design, procurement, construction, fit-out, commissioning, and handover processes would be desirable.

**CREDENTIALS AND EXPERIENCE**
- Degree in Project Management, Building / Quantity Surveying, Architecture, Civil & Structural or Mechanical / Electrical Engineering or other relevant qualifications
- Minimum 10 years’ experience in the built-environment industry handling new build projects and projects with major A&A scope, or large office/commercial fit-outs.
- Having handled projects with construction sum above SGD50mil is advantageous
