Head of Asset Management

Vita Partners is Asia-Pacific’s largest pan-regional pure-play life science, innovation and R&D real estate platform The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in fast-growing life sciences, innovation and R&D real estate markets in Asia-Pacific. The company operates within two main segments - a high-barrier-to-entry life sciences project construction management business and a specialized investment management business. Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients.

We are looking for a Head of Asset Management to join us

Key Responsibilities- This role will have responsibility for a portfolio of assets across business park, hi-tech and industrial and lead and provide direction to asset managers and cluster heads, with responsibility for facilities and property management, leasing and marketing and portfolio support- Accountable for the management and oversight of long-term investment strategies for the portfolio of assets that include forecast investment returns, strategies for asset performance and recommendations to the funds.- Identify and implement strategies that will maximise the income and value of the portfolio of assets.- Develop and lead initiatives that drive portfolio strategies that consider innovation opportunities, market trends and process improvements for the benefit of the investment management platform and the broader business.- Accountability of ensuring team of direct reports are leading internal property managers, and ensuring they meet their obligations under the property management services agreement and holding reviews to manage performance / leading engagement at a portfolio level.- Act as portfolio lead with consultation with senior leasing staff on portfolio customer engagement initiatives and tenant engagement and retention strategies; manage leasing and marketing team for the acquisition of new tenants.

Essential requirements for this role:
- Minimum of 10-15 years’ experience in real estate funds / asset or investment Management- Experience in managing institutional investors and capital partners and/or raising capital for real estate investment- Experience in developing fund and investment strategies- Experience in overseeing the development of strategic asset plans, property level budgeting and forecasting- Experience in valuation, cash flow analysis, performance calculations and asset management performance- Experience in the industrial and business parks sector in an asset / portfolio management capacity- Experience preparing and presenting investment recommendations and presentations- People management and leadership experience- Experience with Yardi property management software
- Desirable requirements :_- Possess a valid RES (Real Estate Salesperson) certification from the Council for Estate Agencies (CEA).- Qualified and certified as a Key Executive Officer (KEO) under Singapore's Council for Estate Agencies (CEA) regulations.- Direct experience working with unlisted or listed real estate vehicles- Experience overseeing internal property, facilities and leasing management functions
