This senior role requires a seasoned construction project management professional who can navigate complex cultural landscapes while delivering projects aligned to our client's real estate strategy. You will join our growing APAC Regional PMO team, managing capital projects and developing high-performing project teams across diverse markets.The ideal candidate brings 10+ years of construction and capital works experience with proven regional delivery capabilities across Asia Pacific markets.  In doing so you will demonstrate a high level of attention to detail, be self-motivated and able to work unsupervised at times showing initiative, whilst inspiring confidence in your interactions with both Internal and External Clients, Stakeholders and Partners.Working closely with, and reporting to the JPAC Regional Director – PDS Projects and the Client Project Executive (PE) for the sub-regions under your management, you will own the capital budget, proactively drive and deliver capital projects through the region and report accordingly.OverviewThe key objective of this role will be to provide support to the Client Project executive lead within the Region and within the guidance and support of the global PMO.The role is to:Assist the PE in the capital project strategy, developing budget and schedule forecasts for business case approval. Lead and provide oversight to all the regional projects and provide expert guidance and advice on all matters relating to project delivery.On board project managers and ensure they deliver projects to specification, on time and in budget.Ensure a robust scope, budget and program of projects is in place.Responsibility to ensure that the PM's report accurately on the status of the project and project finances.Ensure that changes to scope or budget are reported on and managed accordinglyDrive cost assurance and value engineering.Ensure the RPM adheres to high-level Program Management practices, maintains regional flexibility, and helps minimise commitment to permanent full-time resources. This approach provides coverage across regions during leave, absences, or peak periods. The program manager will collaborate closely with key Client Functions, including Regional & Global RE&F, Health and Safety, Engineering, Sustainability, Area Managers, Facility Managers, Security, IT, and Procurement Teams.Ongoing Delivery SupportAssist the PMO, PE and regional staff to establish and manage the Capital PlanFor allocated projects within the programme; predict workload and balance supply of service with suitable resourcesFor allocated projects within the programme; prepare and deliver signed off Project Briefs (defined scope/ budget and schedule)For allocated projects within the program; assist Client in determining project requirements including gathering market information for budgetary purposesSource the appropriate in-country project management resources for the ClientMonitor Project Delivery through reporting and conference calls (generally a site visit would only occur for kick-off and at completion where required)For allocated projects within the program; act as the point of Contact for project teamsDeliver Project Reviews, Change Control and Risk ManagementRelationship management of suppliersConfirm existing Client project authorisations (budget), current expenditure, forecast completion totalConsolidate existing progress reporting by current suppliersEnsure PM's provide weekly update on project status and budget with a detailed monthly reportImplementation of client standards by in-country Project ManagersLocal project delivery and drive reporting governance, from engagement of project team to close outRegular health check and risk management of project deliveryProcess reviewAssist the PE in the review and improvement in the internal process and reportsEnsure delivery procedures/ standards, policies, cash flow analysis, portfolio management etc. are completedEstablish structured reporting systems and ensure that regular reporting is delivered to the ClientEnsure structured close out of projects including documentation, Lessons Learnt and handover to FM provider in line with Client Checklist.Assist in development of processes, standards and templatesDrive regional consistency and compliance with Client guidelines/policyProvide guidance and training to the project management teamsReporting (JLL Project Management Information System)Overall accountability to ensure timely data inputs and its quality by PMsTrack robust inputs in workplan to track all key milestones and activitiesMonitor project budgets, cashflows, commitments and spend in line with Client expectationsPromote effective management of projects using JLL's Project Management Information System including but not limited to project risks / issues, delivery in agreed time and cost baselines, recording meeting minutes etc.Monitor regional project activity for capital planning (program) for completion as per targets agreed / assigned (annual capex targets) if any.Manage data inputs in the tools in absence of a PM (delayed onboarding, etc) / as deemed fit to manage overall reporting accountability.Personal attributesPerceptive, self-motivated, collaborative, and capable of working across the region through remote management skills, the Program Manager will effectively provide an operational knowledge centre of exceptional quality.
