**Job Summary**:
**Senior/Fund Manager**
- Responsible for the overall management and operation of the fund
- Ensure that the investment, asset management, financial and operational strategies and objectives of the fund are carried out as planned and in accordance with the fund's stated investment strategy.
- Evaluate appropriate investment opportunities and undertake detailed due diligence, analysis and research in respect of any acquisitions and liaise with investment committee.
- Optimise the performance of each asset and the portfolio.
- Preparation of investment proposals for submission to investment committee.
- Responsible for investment papers and all presentation material for investment committee and investor paper approvals
- Oversight and preparation of financial analysis, financial modelling, valuation, IRR analysis to assess and support investment decisions. Accountability for accuracy of financial models.
- Oversight and preparation of business plans and budgets as well as regular reports such as financial statements, quarterly/annual reports and other items required by investors.
- Responsible for the preparation of all regular communications with investors, including financial reports, business plans, reports, budgets, etc
- Work with the senior management team in preparation of reports to committees to obtain requisite approvals for all investments and divestments.
- Daily management of the Singapore fund management team including assisting senior management with hiring of team members and annual employee evaluations.
- Liaise with Tokyo-based acquisition and portfolio management teams to ensure smooth acquisition process and portfolio management of fund assets.
- Oversee external fund manager in the performance of their duties.
- Liaise with external parties including consultants, investors, business associates, internal senior management.

**Requirements**:

- 10-15 years’ experience in real estate fund management.
- Experience with Japanese assets is highly desirable.
- Experience with open-ended funds is preferred.
- Experience with capital raising / investor relations is highly desirable.
- Track record of and experience in investment transactions and valuations.
- Great communication skills and ability to work in a challenging and complex market.
- Prior experience in sourcing, negotiating, and/or evaluating debt financing options is advantageous
- Analytical in problem solving, able to make recommendations.
- Good interpersonal and business communication skills.
- Self-motivated, independent and results-oriented, with strong initiative.
