**Condominium Manager (with BSMA and ASM accreditation) - Job Roles**:
**1. Financial Management**:

- Prepare, manage, and monitor budgets (operational, maintenance, reserve funds).
- Oversee billing, collections (monthly dues, special assessments), and payments to suppliers.
- Present financial reports to the homeowners’ association (HOA) board and stakeholders.
- Conduct financial forecasting and advise on investments or savings for the association.
- Ensure compliance with local tax and financial regulations.

**2. Building and Property Maintenance**:

- Schedule and supervise regular maintenance (e.g., elevators, generators, pools, landscaping).
- Handle emergency repairs and preventive maintenance.
- Manage service contracts (e.g., cleaning, security, landscaping companies).
- Conduct property inspections and ensure compliance with safety and building codes.

**3. Administration and Governance**:

- Enforce condominium rules and regulations fairly among residents.
- Organize and participate in board meetings, annual meetings, and committee meetings.
- Maintain accurate records of all operations (contracts, insurance, minutes of meetings, owner lists).
- Handle insurance renewals and claims processing.

**4. Resident and Community Relations**:

- Address owner/resident concerns, complaints, and conflict resolution.
- Communicate announcements, notices, and updates effectively.
- Foster a sense of community while maintaining neutrality and professionalism.
- Organize community activities if aligned with the HOA’s goals.

**5. Staff Management and Leadership**:

- Supervise on-site staff (janitors, security, admin, technicians).
- Hire, train, and manage employees or third-party contractors.
- Set KPIs and performance standards for all staff under management.

**6. Legal Compliance and Risk Management**:

- Ensure compliance with condominium law, corporate governance, and local ordinances.
- Coordinate with legal counsel when dealing with violations, delinquencies, or disputes.
- Keep updated licenses, permits, and certificates for the building and amenities.

**7. Strategic Planning**:

- Advise the board on long-term improvement projects.
- Assist with project management for renovations, refurbishments, or upgrades.
- Participate in strategic planning workshops or retreats.
