**Responsibilities**:

- In charge of building operations and facilities, as well as a team of property executives.
- Conduct routine building inspections to ensure the building is operating efficiently and in a satisfactory condition and to make recommendations for rectification to the management when necessary.
- Prepare annual budget and CAPEX planning, monthly building management reports, call of tenders, contracts review, vendor performance evaluation, energy consumption and monitoring, general building improvement, repairs and defects works, tenant fitting-out, and A&A works.
- Prepare, call, evaluate, and administer quotations and tenders for preventive/corrective maintenance, repairs/replacement and improvement works, services and supplies, and advise on selecting suitable vendors, specialists, and award such quotations and tenders on approval from the Management.
- Manage, supervise, and check on staff and vendors.
- Ensure that routine maintenance works and services are carried out satisfactorily and adequately, in accordance with the assigned or designated work scope.
- To manage and monitor energy consumption and efficiency according to the building’s Green Mark standards and requirements and regularly update EHS policies and compliance.
- Certify completion of jobs undertaken by contractors and make recommendations for payments.
- Follow up on tenants' requests.
- Attend to correspondences regarding building matters and liaise with all key personnel.
- Manage and maintain proper records, files of correspondence, documents, and materials.
- Control and manage the use of common amenities and facilities in the building.
- To act as Fire Safety Manager (FSM) for the building.
- Conduct regular inspections of the fire protection facilities and systems and ensure that the systems are satisfactory and serviceable.
- Prepare monthly FSM reports, conduct required mandatory fire evacuation drills, table-top exercises in compliance with SCDF’s regulations, including fire inspections by the Singapore Civil Defence Force (SCDF) for the renewal of the fire certificate.
- Attend to any other duties as and when required by the Management.

**Requirements**:

- Degree in Building / Facility Management, or equivalent
- Fire Safety Manager Certification will be a plus
- Minimum 5 years of experience in a similar capacity
- Team leading experience will be a plus
