DUTIES AND RESPONSIBILITIES OF A CONDOMINIUM MANAGER
1. Guide and supervise the technician and executive in the carrying out of all his duties.
2. To invite for tenders and quotations for various maintenance services and maintenance repair and project works.
3. To arrange for review of sum insured for insurances.
4. Recommend annual salary review for in-house staff.
5. Review all contracts, agreements, and insurance 2 months before their expiry and recommend renewal or call for quotation/tender.
6. Arrange and attend Council Meetings and Annual General Meetings.
7. Preparation of all correspondence and Minutes of Meetings.
8. Staff recruitment.
9. Plan and recommend periodic maintenance works.
10. Arrange for annual audit of accounts.
11. Advise Council if expenditure is within the budget approved at General Meetings.
12. Review monthly statements and advise Council.
13. Recommend appropriate actions to be taken against defaulters with assistance from solicitors.
14. Proposed annual maintenance budget and sinking fund provision and present them to Council.
15. Approve and authorize paying of outgoings including taxes.
16. Approve works/purchase orders.
17. Advise Council on the provisions of the legislation relating to property management.
18. Advise Council on placement and transfer of fund when appropriate.
19. Conduct regular inspection with the term contractors (cleaning, landscape, swimming pool, pest control, fire protection system and lift) to ensure that the services are carried out/maintained to the standard set by the Management and/or the authorities.
20. Propose/recommend improvement, repairs and upgrading works when appropriate and ensure such are carried out properly when approved.
21. Supervise the works (excluding repainting and structural appraisal).
22. Propose/recommend any other improvement and addition as and when directed by the Council.
23. Where approved, contractors should be invited, shown around and requested to submit quotations.
24. Oversee the carrying out of these works.
25. Receive and attend to complaints by residents and owners on common area only.
26. Advise and assist whenever possible, complaints beyond the Corporation’s purview (this refers to problems in individual units).
27. Maintain a complaints log book.
28. Check regularly to ensure residents comply with by-laws.
29. Report to the Management any breach and recommend appropriate enforcement action.
30. Attend to submission for approval of renovation work in individual unit. Bring up to Council for approval if necessary.
31. Maintain records of all check lists, service, maintained reports, plans and manuals.
32. Refer all directions from the government authorities to the Managing Agent. These include the FSB, BCD, BAU, PWD, P & R, MOE, etc.
33. Monitor PUB consumption and readings.

To carry out any other duties as and when required by the Management Council.

- 5.5 Days Work Week with Alternate Saturday Off

**Education**:
- Local Polytechnic Diploma (preferred)
**Experience**:
- Condominium Manager: 3 years (preferred)
