**JOB DESCIPTION**

Assist the Residence Manager / Property Executive on the day-to-day operation and maintenance of common areas and all matters related to the maintenance management of common property. He is responsible for the effective supervision, training, guidance and motivation of the on-site technician(s) under the team.
- To conduct daily checks to the essential equipment, ensuring that they are operating in satisfactory condition at all times. Spot irregularities and rectify them.
- To conduct regular inspection with term contractors (pest control, fire protection system, etc.) to ensure that the services are carried out / maintained to the standard set by the Management.
- To propose / recommend improvement, repairs and upgrading works when appropriate and ensure such are carried out properly when approved.
- To oversee the carrying out of these works when approved.
- To install additional power points to serve to new equipment and light fittings as and when needed.
- Trouble shooting of electrical breakdown.
- General maintenance of building facilities of the whole development.
- To check all common area lightings and replace defective lightings.
- To carry out minor building works or repairs.
- To maintain a record on the complaints received and work done.
- Subject to 24-hr recall in responding to emergency failures in the common property as and when required.
