**Our client (Taiwan Logistics Industry) is a total warehousing solution provider. They are currently seeking for Contract, Assistant Manager/ Manager to oversee and manage the contractual and commercial aspects of warehouse development projects, ensuring that all contracts are structured, negotiated, and administered to support timely, cost-effective, and compliant project delivery.**
**JOB DIMENSION (SCOPE)**
**Pre-Tender: Contract Development & Negotiation**
- Draft, review, and negotiate main and sub-contracts, consultancy agreements, and supplier agreements in alignment with project scope and risk profile.
- Work closely with legal advisors, consultants, and project teams to ensure contracts are compliant with Singapore’s construction laws and regulation
**Tender Stage: Procurement & Tender Management**
- Lead and manage procurement processes including RFP issuance, tender evaluations, clarifications, and award recommendations.
- Coordinate tender submission, evaluate and conduct reviews on all tender and contract documents to ensure requirements are met.
- Identify contractual and commercial risks and propose mitigation strategies when negotiating with contractors and specialists.
**Project Stage: Cost & Commercial Management**
- Prepare and manage project budgets, cost plans, and financial forecasts.
- Monitor variations, claims, and change orders, and ensure timely resolution and documentation.
- Review and recommend alternative materials, value engineering, sequence of method of implementation
**Project Stage: Stakeholder Coordination**
- Liaise with internal teams (development, legal, finance), consultants, and contractors to align contractual terms with project goals.
- Support project meetings by providing contract-related input, highlighting risks, and tracking key deliverables and obligations.
- Prepare the relevant recommendation letter for stakeholders and obtain both internal and external approvals in a timely manner before proceeding with the work on site
**Reporting & Documentation**
- Maintain contract documentation, variation logs, and claims registers.
- Provide regular reporting to management on contract status, risks, and opportunities.
- Enhance of SOP, Control, Policy and etc. for example dissemination and maintenance of contract documents.
**JOB REQUIREMENTS**
- Bachelor Degree in Quantity Surveying or equivalent qualification
- Minimum 5 years in contract administration or commercial management within the construction sector, preferably in industrial or warehouse projects in Singapore.
**ESSENTIAL AND FUNCTIONAL SKILLS REQUIRED**
- Strong knowledge of standard forms of contracts (e.g., SIA, PSSCOC, FIDIC) and local construction practices.
- Proficiency in using Microsoft Office Suite and project management software (e.g. MS Project) and cost control tools.
- Excellent negotiation, communication, and stakeholder management skills.
- Attention to detail, analytical mindset, and ability to work independently under tight timelines.
- Initiative taker with a positive attitude, willing to learn, passionate, and a keen eye for detail
**DESIRABLE**
- Prior experience in logistics park, smart warehouse, or industrial estate developments.
- Familiarity with Singapore’s Building and Construction Authority (BCA) codes, URA regulations, and procurement frameworks.
- Professional certifications (e.g., MRICS, AIQS, or contracts management certifications) are advantageous.
