The Condominium Manager will be directly in charge of the day-to-day operations and will provide guidance and instructions to the Technician, Estate Officer & Administrative Assistant to ensure that the maintenance and management of the condominium is in order.
- Oversee the day-to-day operations and maintenance of the condominium, ensuring cleanliness, landscaping, and proper upkeep of common areas and facilities.
- Supervise and coordinate with term contractors for essential services (e.g., cleaning, landscaping, pest control, pool, fire safety, lift maintenance) to meet required standards.
- Ensure all M&E systems (e.g., lifts, pumps, generators, electrical, air-conditioning) are serviced and functioning efficiently; propose upgrades or replacements when needed.
- Ensure compliance with statutory requirements (e.g., servicing schedules, valid licenses, certificates) and assist in audits and regulatory checks.
- Manage and resolve residents’ feedback and complaints related to common areas, and maintain proper records and follow-up actions.
- Supervise on-site staff (technicians, admin assistants) and recommend improvements to work processes or systems.
- Enforce house rules and by-laws, including issuing notices, guiding security personnel, and addressing renovation requests.
- Handle procurement processes including contractor sourcing, scope setting, quotation reviews, and supervising approved works.
- Maintain all administrative records, prepare monthly reports, manage council/AGM/EOGM meetings, and circulate meeting minutes.
- Monitor utilities usage (e.g., PUB readings), manage insurance and contract renewals, and establish emergency response procedures.
