**Position Overview**:
This position serves as a key link between the Real Estate Development and Investment teams, ensuring alignment between on-ground project execution and broader capital strategy. It combines expertise in civil project development and finance to facilitate integrated planning, decision-making, and delivery.

The role requires a solid understanding of the real estate project lifecycle—from technical planning and cost estimation to financial modelling and investment evaluation. By connecting technical inputs with financial analysis, the individual will contribute to enhancing the commercial viability of projects, supporting investment decisions, and driving cohesive execution. This is a high-impact position with cross-functional exposure and direct influence on the success of the development pipeline and investment outcomes.

**Key Responsibilities**:
**Cross-functional Liaison**
- Act as the central coordination point between the real estate development team and the investment team to ensure strategic and operational alignment
- Facilitate structured communication across teams to track key dependencies, timelines, and decision points
- Support leadership in synthesizing inputs from both functions for integrated project reviews
- Understand and articulate fund mandates and investor requirements to internal development teams.

**Financial Modelling & Analysis**
- Build, review, and maintain robust financial models to assess project viability, IRRs, and funding requirements
- Conduct financial analysis, including cash flow projections, return on investment (ROI) calculations, and sensitivity analyses.
- Translate technical and cost inputs into dynamic financial models for sensitivity testing and scenario planning
- Prepare investment decks and internal analysis reports to support capital allocation decisions
- Stay abreast of market trends, competitor activities, and investor sentiment within the real estate sector.
- Contribute to the identification and evaluation of new investment opportunities.

**Project Evaluation**
- Participate in the early-stage assessment of proposed projects, incorporating both technical feasibility and financial metrics
- Collaborate with the development team to evaluate construction plans, timelines, and budgets
- Provide inputs on structuring project financing, including phasing, cash flows, and cost controls

**Due Diligence Support**
- Assist in the technical and financial due diligence of new acquisitions, JV structures, or investment opportunities
- Coordinate with consultants and internal teams to collect, validate, and interpret key documentation and site data
- Identify potential risks and provide insights on mitigation strategies

**Progress Monitoring**
- Track project progress against financial and operational milestones and flag deviations proactively
- Support the preparation of monthly/quarterly updates integrating cost utilization, timeline status, and investment performance
- Work with site teams to reconcile actuals vs forecasts and update financial models accordingly

**Reporting & Governance**
- Prepare clear, data-backed reports for senior management and investment committee discussions
- Ensure consistent documentation and version control across financial models, project plans, and approvals
- Contribute to the development and implementation of internal processes related to investor relations and project reporting.

**Qualification**:

- Bachelor’s Degree in Civil Engineering (mandatory)
- MBA (Finance) or equivalent post-graduate qualification (preferred)
- 4-7 years of experience in a combined role or separate roles in civil project development, project finance, or investment analysis
- Strong understanding of real estate development processes, from feasibility studies to construction and completion.
- Proficiency in financial modelling, Microsoft Office Suite (Excel, Word, PowerPoint)
- Excellent communication and stakeholder management skills
- Ability to interpret technical drawings and integrate that understanding into financial insights
- Detail-oriented with a commitment to producing high-quality work
- Ability to work independently and collaboratively in a team environment
